We are looking for a Trailing Docs Specialist that has Excel skills and understands Legal Descriptions (or Land Descriptions). This role will audit, ship and correct issues while working with County Clerk offices and title companies to complete the mortgage files. Mortgage Trailing Documents Specialist JOB SUMMARY:
Coordinates the shipping, corrections, and tracking of all trailing documents for the company.
Mortgage Trailing Documents Specialist ESSENTIAL FUNCTIONS (RESPONSIBILITIES):
• Audits all Agency/Investor trailing documents including loan closing recording fees in all GMG licensed states.
• Coordinates with the document custodian or Investor, the delivery and correction(s) of trailing documents to satisfy Agency/Investor guidelines.
• Communicates with title companies and county records offices to coordinate corrections or obtain missing trailing documents.
• Reviews Not Yet Purchased loans daily to insure proper storing/shipping for Agency/Investor.
• Requests checks for recording of Assignments of Mortgage.
• Completes corrections requested for Special Programs loans and warehouse bank requirements.
• Creates folders and stores original trailing documents in the company’s safe storage for Fannie Mae and Freddie Mac files as required by Fannie Mae and Freddie Mac Agency Guidelines.
• Ships Trailing Documents to the document custodian for Ginnie Mae files, or Special Program service released loans to the end investor.
• Generates reports for all trailing documents shipping, inputs tracking and imports to Byte.
• Exercises awareness with regard to possible suspicious activity, money laundering or fraudulent behavior and reports any such incidents to the BSA department. Performs all job functions in compliance with all company policies and federal, state, and local laws and regulations as applicable to the position, including, but not limited to BSA/AML, OFAC and GLBA/privacy rules.
• Performs related responsibilities as required or assigned.

Equivalent Education/Experience • High School Diploma or Equivalent
• Some general knowledge of mortgage closing documents
