- Maintain all public and common areas of the property in a clean, neat, attractive condition. Specifically, removal of all trash and litter, sweeping sidewalks and pathways, basic gardening and weeding, and wiping down and cleaning of any windows or common furniture. Groundskeeper / Porters will spend the appropriate percentage of their time performing the above duties.
- Complete assigned service requests and repairs correctly and in a timely manner.
- Maintain an excellent customer service relationship.
- Abide by the company’s hazardous communication program and follow correct, safe work practices at all times.
- Participate in company training meetings as required.
- Pool care (as defined by supervisor).
- Irrigation maintenance and repair (as defined by supervisor).
- Mold awareness.
- Keep areas around trash dumpsters clean.
- Assist in the make-ready process of vacant units.
- Straighten and clean pool furniture. Clean pool area daily.
- Deliver Resident Notices and assist service personnel as needed.
- Perform all other duties as assigned.

- Strong customer service skills.
- Efficiency, Attention to detail, and sense of urgency in completing job tasks.
- Ability to read and write in English.

- No specific level of education required.
Physical Requirements
Position requires ability to transport a minimum of 50 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of nine feet; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit and the ability to personally perform general maintenance tasks without endangering themselves, residents or fellow associates.
Working Conditions/Tools Required
Position requires individuals to be able to use general maintenance equipment including, but not limited to: hand tools, pressure washers, shampooers, blowers, sandblasters, ladders, landscaping equipment and required safety equipment as outlined in the company’s safety policies. Requires individuals to wear company specified maintenance uniform apparel and safety equipment as required.
