Responsibilities of the HVAC Superintendent:
- Manage equipment, material and labor in alignment with company policies.
- Direct and manage field labor and proactively develops a positive work environment.
- Ensures material and equipment is ordered in advance and is onsite for JIT (Just-in-Time) delivery and installation.
- Reads and comprehends Project specifications and verifies proper execution.
- Analyzes job schedules and maintains project execution in alignment with job schedule.
- Reviews prints and completes material take offs.
- Reviews prints to identify design conflicts or execution conflicts.
- Keeps track of changes made on a project by red lining drawings for a project As-Built.
- Follows up with Project Coordinator on delivery dates.
- Keeps track of all tools on his / her project.
- Returns any tools not being used to the shop in a timely matter.
- Manages and controls rental equipment, including timely return of equipment.
- Maintains time cards, labor hours and time sheets daily and turns in documentation per company policy.
- Completes daily progress reports every day.
- Complies with procurement policies and required paperwork.
- Sends in material and equipment delivery tickets daily.
- Completes any and all forms required by General Contractor.
Communication Requirements of the HVAC Superintendent:
- Communicates with Project Manager about required manpower to meet job schedule.
- Manages and coordinates with sub-contractors, including compliance with safety and schedule.
- Attends required job meetings, safety, quality, planning, coordination and others as identified.
- Develops and maintains a good relationship with General Contractors.
- Communicates any issues on drawings or specifications to Project Manager in explicit detail via email in order to produce RFI’s in a timely matter.
Leadership Requirements of the HVAC Superintendent:
- Ensures employees comply with project and company safety policies.
- Performs weekly toolbox safety meetings.
- Performs a safety inspection of the work site at least once a day.
- Performs weekly quality control reviews and inspections and identifies deficiencies and ensures corrective action is completed.
- Fosters a productive work force by utilizing motivation and accountability.
