    The asset manager for The Yachtsman and Sandcastle South is crucial in driving the overall performance and strategic direction of these properties. The job responsibilities include:

    1. Manage Asset Level Performance: • Monitor and analyze performance indicators to ensure optimal asset performance. • Identify key gaps in performance and develop strategies to improve performance and maximize asset value. • Identify areas of risk, both on a property level and a business level, and take actionable mitigation steps to protect each asset.

    2. Formulation of Budgets and Cash Flow Projections: • Prepare monthly and annual budgets to alignment with financial goals and operational objectives. • Develop detailed cash flow projections to support decision-making and identify potential funding needs. • Regularly review and adjust financial plans based on market conditions and asset performance.

    3. Oversee Day-to-Day Operations: • Manage the onsite team as the primary conduit between ownership and onsite operations. • Coordinate with the property management team to identify operational needs and implement requisite solutions. • Negotiate contracts with third party vendors.

    4. Capital Partner Reporting and Relations: • Provide all required monthly, quarterly, and annual financial reports to our lenders on our assets. • Provide quarterly investor reports to our investors on our assets detailing historical performance, projected returns, and next steps for each asset. • Lead weekly meetings with investors and key stakeholders to discuss asset performance. • Serve as the primary point of contact for capital partners, maintaining open and transparent communication.

    5. Identify and Implement Strategic Initiatives and Capital Improvements: • Identify opportunities for growth and improvement of the performance of the asset (Examples include- improved property management systems, marketing strategies, payroll management, contract quality, online presence, guest satisfaction, room quality) • Evaluate and prioritize potential capital projects to maintain the health of the properties and set them up for long-term success. • Lead the execution of the subject capital projects.

    Compensation: $85,000 + bonus
