We are seeking a full-time licensed leasing agent for our Leasing Team who excels in sales, attention to detail, organization, multi-tasking, and negotiation while maintaining a positive & professional attitude. This person will be a dynamic, energetic addition to our 6-person leasing division, supporting the team in keeping up with the growing needs of the company and assisting with client relationships, application processing, lease execution, and data tracking and management. ** DESIRED AVAILABILITY We are specifically preferring applicants who have nights & weekends available for showing times. Negotiable schedule for specific times/days. For example, looking for someone who is willing to work Wednesdays - Sundays 9-5 with Mon/Tues off, or Tuesdays-Saturdays 9-5 with Sun/Mon off, or some variation of a similar schedule. Hours of 11 am-7 pm preferred over 9 am-5 pm to allow for more frequent later showing time requests. ** Our Leasing Team is responsible for activating and maintaining our rental listings for managed and leasing-only clients, along with any change in terms addenda and lease renewals in our managed portfolio. We represent the Landlords, our clients, with a fiduciary duty to them at all times, but maintaining positive relationships with tenants and prospects is also necessary. We believe in balancing fairness with empathy, and that tenant satisfaction is ultimately in the best interest of the Landlord. Guaranteed base salary w/ benefits + commissions This role requires an active PA Real Estate Salesperson License. Unlicensed applicants will not be considered. Base salary + flat fee per executed lease (estimated compensation average $60,000-$65,000 but potential for more for high performers) Opportunities for additional 1099-based commissions with referrals, tenant-represented coop leases, or sales. 15 days PTO (Paid Time Off) + 7 observed holidays 401k, eligible after 6 months of employment with match up to 4% Health/Dental/Vision insurance options with 50% employer contribution Hybrid in-person/remote work agreement after 6 months of employment Opportunities for employer-paid continuing education and goal-related bonuses Quarterly staff team-building activities, positive company culture Responsibilities: • Showing in-house rental listings as a representative of the landlord with fiduciary duty to the landlord, meeting prospects, guiding them on a tour through the property and answering their questions about the application process, multiple application disclosures, and property information • Following up with all prospective tenants, encouraging applications • Processing rental applications, presenting application materials to landlords for approval with your suggestions, informing applicants of denial or approval decisions and guiding them through next steps to lease execution. Drafts, reviews, and sends leases and "Lease Sent" e-mails upon approval • Hanging and collecting lockboxes, straightening out keys and confirming access to listings as needed and as assigned • Communicating turnover expectations to property management team (for managed listings) and landlords (for non-managed listings) • Tracking all tasks in company task management system, proactively following up on overdue tasks, funds, or documents needed to ensure lease compliance • Reviewing advertisements/active inventory of assigned listings to be sure they're accurate • Providing owner updates on assigned listing feedback/volume with suggestions for adjustments as needed • Updating the Leasing Team on assigned listing specs, background, status and suggestions at weekly Leasing Meeting • Generates CMAs and pricing information for proposals to managed landlord clients upon tenant non-renewal notice • Acts as listing agent for an assigned number of properties throughout the year, providing consistent and thoughtful feedback and advice Qualifications: • Has proven experience and success in sales and customer service • Has some evening and weekend availability as showing blocks will require at least one evening per week and at least one half weekend day every other week. • Is super detail-oriented and takes a proactive approach to follow-up in all aspects of the job • Has a high sense of urgency, strong goal orientation and a very high level of attention to detail • Solves problems independently & with conviction, and takes initiative as necessary • Is a personable relationship builder • Communicates effectively both written and verbally • Can handle a high volume of e-mails and calls, has a courteous and professional demeanor over the phone and in person, and doesn't get flustered by angry customers/clients • Is tech-savvy and has advanced knowledge of Google apps (Google Calendar, Drive, Gmail). Preference toward experience with ZipForms, BrightMLS, DocuSign, Appfolio • Has an active PA Real Estate License • Has driver's license & clean driving record • Has advanced knowledge of Philadelphia-based landlord/tenant laws, lease terms and compliance documentation requirements along with local, state and Federal Fair Housing laws. • Has at least one year experience working in the Real Estate industry, preference for more Compensation: $60,000 - $65,000 yearly
