    Land Development Project Manager

    Spokane, WA

    Our client, a leading National residential developer and home builder, is looking for a Land Development Project Manager to join their collaborative team. This role will be responsible for overseeing vendors and contractors in the development of raw land for residential construction in new communities.

    Land Development Project Manager Responsibilities:

    • Manage infrastructure development, including lot preparation, model homes, landscaping, and amenities.
    • Review and analyze civil plans, geotechnical assessments, and landscape designs to prepare lots for home construction.
    • Ensure project schedules are accurate, track delays, and communicate milestones to stakeholders.
    • Coordinate with officials during construction and inspections.
    • Assist Project Managers with plan revisions and clarifications.
    • Handle bidding processes, scope development, and budget tracking.
    • Review subcontractor contracts and address site issues related to infrastructure and lot preparations.
    • Approve field purchase orders, track pricing, and ensure regulatory compliance.
    • Facilitate communication across departments regarding project progress and design changes.
    • Maintain professionalism, travel when necessary, and ensure punctuality and reliability.

    Land Development Project Manager Qualifications:

    • Associate degree or equivalent, Bachelor’s degree preferred.
    • At least 3 years of experience in civil construction, earthwork, utilities, landscaping, irrigation, or hardscape installation.
    • Valid driver’s license and reliable vehicle.
    • Proficient in scheduling software and MS Office.
    • Strong communication skills and attention to detail.
    • Comfortable working in outdoor conditions with potential hazards.
    • Bilingual skills a plus.

    Compensation: $95,000 - $110,000 + annual bonus of up to 25%
