Job Summary:
This role involves leasing apartments, assisting with online advertising, communicating with prospects and residents, and supporting light administrative and bookkeeping duties. The ideal candidate will have reliable transportation to show units across various locations and be willing to work weekends during peak leasing season. Prior leasing experience and proficiency with property management software like ResMan or similar are preferred. Photography experience is a plus, especially for creating high-quality property images for listings.
Key Responsibilities:
Marketing & Leasing:
Place online ads for available apartments, working closely with ownership to ensure ads are engaging and effective for posting.
Answer calls and emails from prospects, residents, and service requests professionally and promptly.
Greet and qualify prospective residents, showcasing apartment features and benefits.
Conduct follow-ups with prospects and maintain awareness of local market conditions.
Conduct monthly market surveys and contribute ideas for marketing strategies and resident satisfaction improvements.
Ensure lease renewal notices are sent out at the correct times to current residents.
Administrative & Office Support:
Complete lease applications, verify applicant information, and communicate results.
Prepare all lease paperwork.
Maintain accurate rent history records and update tenant information as needed.
Assist with resident communication through typing and mailing thank-you notes and follow-up correspondence.
Perform physical inspections of properties, pick up litter, report maintenance needs, and inspect vacancies and move-in units.
Utilize Microsoft Word and Excel effectively for documentation and record-keeping.
Bookkeeping experience is a plus to support financial administration.
Qualifications & Skills:
Minimum of 2 years leasing experience preferred.
Proficient in property management software (ResMan or similar).
Strong knowledge of Microsoft Word and Excel.
Excellent communication and interpersonal skills.
Detail-oriented with strong time management skills.
Reliable transportation for property showings in various locations.
Ability to work weekends during leasing season.
Photography skills are a plus, especially for creating appealing property images for listings.
