Leasing Consultant:
We are looking for a diligent Leasing Consultant to join our team. The leasing consultant will work with the rest of the team helping prospects with the initial stages of the leasing process for a portfolio of 819 garden style apartment homes across 3 properties. They will also assist with the daily operations of the properties assisting residents with lease questions, maintenance requests and complaints. A successful candidate will provide the highest quality customer service to prospects and residents in order to ensure maximum occupancy and retention all while staying compliant with fair housing laws. Must have two years’ experience leasing apartments or in real estate sales/administration.
Core Functions:
• Show apartments both in person and virtually, generate perspective renter traffic and follow up on leads. Greet walk ins and answer the phone.
• Prepare applications to be sent to the property manager for screening. Check paystubs, W-2 and rental applications for accuracy.
• Ensure documents provided by new applicants are valid. Ensure names are correct in lease documents and W-9/W-8 Form
• Collect payments, utility account numbers, renter’s insurance, etc. for new residents.
• Hand out keys to new residents and walk them through Welcome Guide
• Assist current residents with lease term questions, roommate additions, transfers billing questions and other questions or concerns
• Assist maintenance department with daily operations as needed:i.e. getting in touch with residents about maintenance requests, access, moving cars, clearing unauthorized items from patios, etc.
The Ideal Candidate Will Have:
• Two years’ experience leasing apartments, processing rental applications and/or real estate sales.
• Be familiar with reading paystubs, W-2s, 1099s, 1040s and other documents used to confirm income
• Yardi software experience
• CRM software experience
• Experience with electronic lease agreements
• Strong organizational ability and attention to detail
• Strong verbal and written communication skills
• Strong customer service skills focusing on customer satisfaction
• Strong sales skills
• Be punctual and reliable
• Four Year College Degree preferred
Hours & Compensation:
• Tuesday – Saturday 8:00 AM – 4:30 PM (30 minutes for lunch)
• $19 - $21.00 per hour
• $25.00 commission on all new rentals after 30 days (Excludes Building employees)
