Job Summary:
The Leasing Manager is responsible for overseeing the leasing operations across our portfolio, ensuring high occupancy rates, excellent customer service, and compliance with company policies. This role involves managing the leasing team, implementing effective marketing strategies, and fostering strong relationships with tenants and prospects to maintain a thriving 603 unit rental community.
Key Responsibilities: Leasing & Occupancy Management:
Oversee and optimize leasing efforts to maintain high occupancy rates.
Develop and implement leasing strategies to attract and retain tenants.
Monitor market trends and recommend rental rate adjustments as needed.
Oversee 603 rental units and 300 storage units.
Team Leadership & Training:
Supervise and support the leasing team, providing coaching and performance feedback.
Train tour guides on policies, sales techniques, and customer service best practices.
Ensure the team meets or exceeds leasing goals.
Marketing & Outreach:
Develop and execute marketing strategies to generate leads and increase leasing traffic.
Manage online listings, social media content, and community outreach efforts.
Establish and maintain relationships with local businesses, employers, and real estate agents for referral opportunities.
Resident Relations & Customer Service:
Maintain a strong customer service approach in all resident interactions.
Address resident concerns and escalate issues when necessary.
Ensure smooth lease renewals and resident retention strategies.
Administrative & Compliance:
Ensure all leasing documents, applications, and contracts comply with company policies and legal requirements.
Conduct lease audits and ensure accurate data entry in property management systems.
Work closely with other departments, including maintenance and finance, to ensure smooth operations.
Qualifications & Skills:
Experience: Minimum of 7 years in leasing, property management, or a related field, with leadership experience preferred.
Education: Bachelor's degree in business, real estate, or a related field is a plus.
Skills:
Strong leadership and team management abilities.
Excellent sales, negotiation, and customer service skills.
Proficiency in property management software and Microsoft Office Suite.
Ability to multitask, stay organized, and work in a fast-paced environment.
Certifications: Leasing or property management certifications (CAM, NALP, etc.) are a plus.
