We are seeking a highly organized Life Safety Manager to oversee life safety inspections, ensure building compliance, and manage related maintenance contracts. You will be responsible for scheduling, documenting inspections, and facilitating on-site meetings for insurance, lender, and life safety inspections. The ideal candidate brings hands-on experience managing building compliance for a large portfolio, negotiating maintenance contracts, and a solid understanding of Philadelphia life safety regulations and building systems. Exceptional time management, communication, organizational, and documentation skills are essential. This position offers a salary of $55,000 - $65,000 commensurate with experience and includes a comprehensive benefits package that includes paid time off, medical and dental insurance, and 401k matching. Responsibilities: • Oversee, schedule, and document regular life safety inspections (fire, elevator, sprinkler, backflow, fire escape, etc.) to ensure compliance with all relevant standards. • Maintain up-to-date records for all life safety inspections and stay informed on the status of ongoing inspections to ensure all systems meet compliance standards. • Manage, negotiate, and onboard maintenance contracts for services such as trash removal, snow removal, elevators, fire alarms, and cleaning. • Track and document inspections, maintenance activities, and contract details in AppFolio and agency portals. • Create work orders, follow up on completion, and ensure all information is accurately recorded and up to date in AppFolio. Qualifications: • Proven experience in life safety management, building compliance, or facilities management, ideally within a property management or commercial real estate setting. • Familiarity with building systems (fire safety, elevator, sprinkler, etc.) and related inspection processes. • Understanding of the required certifications for various building systems (e.g., fire alarms, elevators, backflow preventers) and how to ensure compliance. • Knowledge of local Philadelphia building codes and life safety regulations. • Excellent written and verbal communication skills. • Exceptional organizational and time management skills to handle multiple inspections, contracts, and tasks simultaneously. • A bachelor’s degree in facilities management, engineering, construction management, or a related field is preferred but not required. • Valid driver’s license and the ability to travel between properties for on-site inspections.
