We are looking for skilled Maintenance Technicians that shares these same values and is passionate about the property management industry. Our company is thriving and expanding, and we are seeking a talented and experienced supervisor to join our team! As a Maintenance Tech, your primary responsibilities (not limited to and) include:
- Inspect buildings, equipment and appliances for functionality
- Checking for faults and fixing them where they exist to keep all things running and functioning properly
- Remain proactive by addressing maintenance issues before they occur and implement preventative maintenance schedules for all properties
- Help create and implement property maintenance policies and standards
- Develop and maintain a good relationship with contractors, vendors, and site workers
- Ensure that properties are safe and void of any danger to their occupants, visitors, and workers
- Diagnose problems with appliances and facilitate prompt repairs for the convenience of property users
- Carry out repairs on minor problems, such as light fixtures, clogged toilets, leakages, peeling wall and furniture placement/removal
- Check electrical wiring for accuracy and compliance with regulatory standards to avoid accidents
- Maintain open communication with property owners, liaising with consultants and property managers for information regarding operations, renovations, and authorizations
- Clean and prepare vacated buildings, apartments, and rooms, getting them ready for new residents to move in
- Supervise the regular cleaning of buildings and land
- Design, plan, and schedule for seasonal work to be executed on properties (landscaping, leave removal, snow removal, etc.)
- Conduct training for new maintenance workers to get them acquainted with the job
- Maintain a positive, productive relationship with tenants
- Ensure timely response to any maintenance requests (same-day response goal)
- Aid in the development and management of annual maintenance budgets by forecasting requirements and analyzing variances, data, and trends
- Accomplish financial goals and report periodically on financial performance of maintenance team
- Co-supervise temporary contractors during turnovers Perform unit inspections Inspect and arrange maintenance to meet standardsReport any observed or received maintenance requests to facilities staff and ensures appropriate steps are taken to resolve the issueCheck in with residents regarding the work order and other requestsCollaborate with the maintenance team to send notice of entry and complete inspections of apartments when necessary
An ideal candidate will have:
- High school diploma or general education degree (GED)
- 3-5 Years of Maintenance Tech experience
- Property Management experience preferred
- Knowledge of electrical, HVAC, appliance repair, and renovation trades preferred
- Ability to work independently
- Reliable transportation is required
- An impeccable client and customer relationship track record
- Proficiency with industry software (Appfolio preferred)
- Competency in the G-suite
- Outstanding communication skills, both written and verbal
- Excellent time management and organization skills
