Livingston Street Capital LLC is a private equity real estate firm located in Radnor, PA. We are a dynamic, high growth company and looking to hire a REAL ESTATE ACQUISITIONS/ASSET MANAGEMENT ASSOCIATE. This is an exciting opportunity to join a company experiencing tremendous growth. Livingston Street Capital has a portfolio of real estate assets exceeding $700 million consisting of multi-family, industrial and office properties.
This is a dynamic role for an individual early in their real estate career. This position will be exposed to the full cycle of real estate investments, focusing on market research, underwriting, deal management, finance, capital formation, investment performance, and asset management. They will also be involved in the development and analysis of new acquisition strategies.

The expectation is that within 18-24 months the Associate will be ready to take on a more senior role within the company with greater responsibilities.
ESSENTIAL DUTIES & RESPONSIBILITIES:
- Perform market research on competitive sets, geographical market trends, asset class performances and correlating internal benchmarks to ensure underwriting parameters are met
- Assist in the underwriting process for new acquisitions, forecasting revenues and expenses
- Model and calculate investment returns using financial waterfall structures
- Review property level financial reports, identify material variances from budget and prior years and utilize resources to explain variances
- Help manage transactions during the diligence and closing process
- Assist in the pursuit of new investment opportunities by engaging with sales brokers and building relationships to source deal flow
QUALIFICATION & REQUIREMENTS:
- Demonstrated understanding of and ability to calculate and interpret various financial and investment quantitative metrics such as ROI, Levered/Unlevered IRR, Levered/Unlevered Cash Flow, Liquidity metrics, NPV, Debt and Equity
- Understanding of and the ability to interpret data in financial statements (income statement, balance sheet and statement of cash flows)
- Ability to research and analyze qualitative and quantitative information and effectively present findings to key stakeholders
- Proficiency in financial modeling and advanced knowledge of Microsoft Excel and Power Point
- Superior verbal and written communication skills
- Critical thinking and ability to manage multiple priorities while working in high paced, deadline driven environment with limited guidance and oversight
- A strong sense of urgency and accountability
- High level of organization, attention to detail and accuracy
EDUCATION & EXPERIENCE
- Bachelors/Master's Degree in Finance, Real Estate, Business, or Economics
- Recent graduates should have GPA above 3.50 at a major institution
- 2 to 4 years’ experience in real estate related fields is preferred
- Commercial Real Estate experience highly preferred
- CRM experience required, Salesforce and Yardi experience ideal
