Responsibilities: • Execute the daily operations of the maintenance department, ensuring all activities are completed efficiently, safely, and in compliance with state codes & company standards. • Develop and implement maintenance schedules for routine, preventative, and emergency repairs across all 250 + properties. • Manage vendor relationships, including obtaining estimates & invoices, overseeing service quality, and ensuring timely completion of outsourced work. • Respond promptly to maintenance requests, prioritizing tasks to ensure tenant satisfaction and property upkeep. • Manage billing process, tracking bills to completion regarding maintenance. • Conduct routine and detailed field inspections of all properties to assess their condition, and identify potential issues, safety hazards, code violations, or risks, ensuring timely resolution to protect tenants and assets. Ensure compliance with lease agreements and company policies. • Document inspection findings, including photographs and detailed reports. • Communicate inspection results to property owners, management, and tenants, providing clear timelines for addressing issues. • Coordinate with property owners or tenants, to retrieve or replace spare keys as needed • Collaborate with management and leasing staff to ensure properties are prepared for tenant move-ins, and move-outs and conduct turnover inspections. Qualifications: • Must have graduated from high school/ received GED or equivalent. • At least 1 year maintenance experience. • Used AppFolio software. • Performed site inspections for property management company. • Proficient in landlord tenant laws in California. Compensation: $25 per hour
