    Position: Maintenance Director / Project Coordinator

    Location: ( This is a on site position and not remote.) Western Mass (ludow Mass)– Please note, this role may require travel to various local properties within our portfolio.

    Role Summary:

    We are seeking a proactive and organized Maintenance / Project Coordinator to join our Property Management team. The ideal candidate will have a strong background in residential maintenance and excellent organizational skills to efficiently coordinate daily schedules and manage incoming work orders. This role involves both in-house and field work with the team. Panning and overseeing maintenance tasks, as well as conducting inspections and evaluating the work performance of our maintenance teams, are essential to ensure high-quality standards. While being bilingual is advantageous, it is not a requirement for this position. Experience in residential property management is also beneficial. Familiarity with technology, Microsoft Office, Outlook, Appfolio, and Apple products is a plus.

    Key Responsibilities:

    Coordinate and schedule maintenance and repair tasks for multiple residential properties, balancing in-office planning with hands-on fieldwork.

    Serve as the primary contact for maintenance staff, prioritizing and assigning tasks by urgency and complexity.

    Oversee daily activities of the maintenance crew to ensure smooth operations.

    Communicate effectively with tenants, maintenance staff, and contractors, keeping all parties informed on schedules and expectations.

    Assist field staff in completing tasks as needed, and onsite directly supervise projects and turnovers.

    Conduct regular property inspections to identify repairs, uphold safety standards, and ensure property upkeep.

    Support seasonal work, including landscaping, snow removal, and other relevant tasks.

    Be available after hours and on-call to assist with any major emergencies.

    Provide constructive feedback to the maintenance team, supporting their performance and growth.

    Manage inventory of supplies and equipment to ensure availability and cost efficiency.

    Assist in refining maintenance policies to enhance service quality and operational efficiency.

    This role is ideal for someone who is comfortable working both indoors coordinating and outdoors performing tasks alongside the team.

    Qualifications:

    Proven experience in property management, specifically in residential maintenance coordination.

    Strong organizational and time management skills, with the ability to manage multiple tasks and deadlines effectively.

    Excellent communication and interpersonal skills, with a focus on customer service.

    Familiarity with maintenance processes, scheduling tools, and property inspection practices.

    Ability to work independently and as part of a team, demonstrating leadership and initiative.

    Basic technical knowledge of building systems and repair techniques is a must.

    Valid driver’s license and willingness to travel to various properties as required.
