Position Summary:
The maintenance person preforms on going physicality maintenance and completes repairs on equipment. This includes both preventive maintenance task, as well as responding to maintenance emergencies. Duties include fixing machinery, plumbing, heating and wiring, schedules and preforms apartment repairs, and inspects the facility to confirm safety standards.
Duties & Responsibilities:
· Performance routine maintenance around the building such as window, door and wall repair.
· Unclogs drains, repairs/replaces broken or leaking plumbing to avoid water damaged and restore full use of water fixtures.
· Works on damaged electrical wiring when a shortage or severed wire occurs.
· Preforms simple carpentry and other rudimentary construction trade tasks.
· Fixes potential safety hazards to avoid injuries.
· Paints, caulks, and preforms basic masonry repairs as needed.
· Replaces broken fixatures, installs locks and hardware and makes back-up keys.
· Performance basic HVAC troubleshooting
· Completes residents service requests.
· Organizes and cleans maintenance shop and storage areas.
· Maintains and repairs tools and equipment.
· Set-ups ladders and work at heights up to 15 ft.
· Lifts/moves items up to 50 lbs., or heavier with assistance of equipment
· Observes and reports potential hazards and items requires follow -up.
· Inspects property. Picks up litter.
· Responds to requests from building residents, and assists residents as assigned.
· Summits daily work reports of tasks completed, inspections and observations.
· Maintains a neat, clean and professional appearance at all times.
· Performs duties of housekeeping classification as assigned.
Minimum Qualifications:
· High School diploma or equivalent.
· Five years’ experience in facility maintenance, plumbing, electrical or construction trade.
· Ability to write and effectively communicate with management, residents and contractors.
· Ability to work independently, and to work effectively as a member of a team.
· Computer literacy require to preform basic tasks using work order system software.
· Physical ability to safely and effectively perform the required job duties.

· Must have stamina, dexterity and the psychical strength to lift 50 lbs., and to move objects, handle equipment, and perform all required tasks.
· Must walk and stand for the majority of the work day.
· Must safely walk on slippery surfaces.
· Must squat, stoop, kneel, reach above head and reach forward, twist, bend, grasp and make repetitive hand movements. Lift, carry and push tools and equipment
· Must occasionally work in outside weather conditions, including hot, cold, wet, and/or humid conditions.
