    What it means to be our Maintenance Technician:

    As a Maintenance Technician, your priority is YOUR RESIDENTS! You will be a key part of the maintenance team, who is in charge of remodeling units, upkeeping the grounds, and making needed repairs in a timely manner. The goal is to keep the property running strong so that the residents are proud of where they live! If you like to be on your feet, keep busy, and have experience in construction and fixing things, we have a position for you!

    Required Skills:

    • Working knowledge of electrical, plumbing, carpentry, pool maintenance, locks, and inventory control.

    • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

    • Ability to write routine reports and correspondence and ability to speak effectively with tenants one-on-one and problem solve.

    Job Description:

    Daily Property Maintenance:

    Perform daily repairs and general upkeep of the property, including responding to maintenance requests in a timely manner.

    Repair and replace kitchen appliances such as refrigerators, stoves, washers, and dryers.

    Address minor to moderate plumbing issues (e.g., leaks, clogs) and minor electrical work (e.g., repairing fixtures, replacing light bulbs).

    Perform lock repairs and replacements as necessary to ensure property security.

    Unit Turns & Make-Ready:

    Inspect vacant units and perform necessary repairs and maintenance to prepare them for new residents.

    Handle painting tasks (full interior painting or touch-ups) and repair drywall, trim, and woodwork as needed.

    Ensure units are thoroughly cleaned, including carpets, floors, and appliances, to meet move-in ready standards.

    Replace damaged or outdated features such as blinds, light fixtures, and door hardware.

    Conduct final walk-throughs of units to ensure all work has been completed to standard.

    Grounds & Curb Appeal:

    Maintain the exterior grounds by performing landscaping tasks, including watering plants, picking up trash, and general groundskeeping.

    Clean and maintain common areas, walkways, and the pool area.

    Perform pressure washing and other tasks to ensure the property maintains a clean and inviting appearance.

    Preventative Maintenance & Emergency Response:

    Conduct routine inspections of building systems to identify and address potential issues.

    Be available for after-hours emergency repairs on a rotating schedule.

    Work with management to create and implement preventative maintenance plans to minimize future repair needs.

    Inventory Management:

    Manage the inventory of maintenance supplies and tools, ensuring adequate stock levels.

    Ensure all tools and equipment are well-maintained and in proper working order.

    Resident Communication:

    Provide residents with friendly, professional service and clear communication regarding the status of work orders and maintenance schedules.

    Ensure all resident requests are handled within 24 hours whenever possible.

    Safety and Compliance:

    Ensure compliance with all safety standards, including OSHA regulations, maintaining a clean and hazard-free work environment.

    Follow company policies and procedures to ensure safety and professionalism at all times.

    Professionalism:

    Maintain a professional appearance and wear the required company uniform at all times.

    Report any unusual or extraordinary circumstances regarding the property or residents to management promptly.

    Attend training courses and seminars as needed to improve skills and obtain certifications.
