Summary & Objectives
The Maintenance Technician position is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain residential units, common areas, and properties according to safety, predictive and productive maintenance systems and processes to support the properties’ business goals and objectives.
Essential Functions
Perform highly diversified duties to renovate and maintain properties and units.
Provide emergency/unscheduled repairs of properties and units during an on-call basis and performs scheduled maintenance repairs of units when tenants are present.
Perform electrical, plumbing, drywall, and painting duties and responsibilities.
Perform troubleshooting duties for determination of the course of action.
Read and interpret work orders to perform required maintenance and service.
Diagnose problems, replace and repair parts, test, and make adjustments.
Perform regular preventative maintenance of systems, properties, and units.
Perform Unit turnovers work
Light plumbing work, clearing bathroom sink drains, garbage disposals, shower heads, toilet repair
Electrical work such as replacing outlets, light fixtures, ceiling fans, and range hoods. Basic troubleshooting
Carpentry work, door fitting and trimming, installing new trim, new door installation, stair replacement, and small framing jobs
Small drywall and texture work on walls and ceilings. Small stucco repair work
Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
Use various forms of technology, software, and hardware to review tasks and perform in a timely manner.
Detect faulty operating, defective materials and report those and any unusual situation to proper supervision.
Maintain the safety and security of all assigned properties.
Ensure that all community, property, management, and landlord expectations are met.
Submit all requested paperwork, invoices, and documentation is an appropriate and timely manner.
Perform quality customer service to tenants, prospective tenants, and the general public.
Schedule and meet with prospective tenants, vendors, and Coastline Equity staff as needed.
Enforce the terms of rental agreements and oversee rental proceedings.
Comply with all safety regulations and maintain clean and orderly work areas.
Complete all work, submit photos, and create reports utilizing AppFolio Property Management software.
Needs to be able to move all materials necessary to complete a work order.
Any other tasks assigned by your supervisor.
Hourly rate: $21 - $25 based on experience.
Requirements
Valid driver's license
Entry-level experience in 1-2 trades.
Willing to learn.
