Collaborating closely with the Maintenance Supervisor, the Maintenance Technician plays a crucial role in upholding the safety and maintenance of our properties for residents.Key responsibilities include promptly addressing issues and performing preventive maintenance to ensure top-notch service for tenants. Responsibilities: Inspect all building levels, inside and out, for issues such as: • Soiled carpets, damaged walls, ceilings, and doors • Non-closing fire doors, water stains, dirty mirrors, trash chutes • Check breaker panels • Review and complete work orders via Building Link • Replace light bulbs in common areas as needed (e.g., hallways, social room, lobby, fitness center, garage) • Monitor move-ins to protect walls and carpeting • Supervise contractors and repairmen, ensuring common areas remain clean and protected • Meet daily with the Supervisor to discuss maintenance issues and schedule tasks • Maintain organized and secure inventory and supplies in the Maintenance Shop • Respond to 24-hour emergency services • Monitor lobby temperature (68°F in winter, 73°F in summer) • Perform tasks as assigned by management, including touch-ups, painting, general repairs, etc. • Conduct any repairs necessary for the safety and security of all residents In-Unit Services Included: • Clear clogged garbage disposals and drains • Replace faucet washers • Replace standard light bulbs (bulbs provided by owners) • Replace smoke detector and water alarm batteries • Hang pictures (no valuable items or drilling) • Move furniture (no antiques or breakables) • Admit contractors or repairmen into units (no supervision) • Replace PTAC units • Replace locksets Not Included: • Appliance repairs • Painting • Carpentry • Carpet or tile installation • Plumbing repairs (except as listed above) • Installing electrical fixtures • Electrical repairs • Replacing hot water heaters • Replacing garbage disposals At All Times: • Wear a neat, clean uniform • Follow emergency procedures • Be courteous, polite, helpful, and attentive to owners and their guests Qualifications: • 1-2 years of experience in maintenance or related field • Knowledge of basic electrical, plumbing, and HVAC systems • Ability to troubleshoot and repair common maintenance issues • Strong attention to detail and ability to prioritize tasks • Competencies: US Work Authorization Compensation: $18 - $20 hourly
