Responsibilities: • Perform all general maintenance for the leasing and upkeep of the properties. • Perform carpentry, electrical, and plumbing work to install, diagnose, repair/unstop, and/or replace: Doors, door knobs, door jambs, and locks Kitchen cabinets and drawers. Appliances: stoves/oven, refrigerator, dishwasher Light fixtures, light bulbs, ceiling fans, Electrical outlets, light switches, breakers, smoke detectors, Heating and air conditioning units, ventilation fans Toilets, tubs and tub valves, stems, shower heads, faucets, sinks, faucets, and caulking. Hot water heaters, leaks, drain lines, and water lines. Sheetrock, screens, weather stripping, and blinds. • Small paint jobs of occupied and vacant apartments, if necessary; stain doors and cabinets. • Diagnose and remedy recurring air conditioning issues: refrigerant levels, condensate drains, run capacitors, fuses, coil cleaning, filter replacements, thermostats, etc. • Pressure wash sidewalks, buildings, signage, etc., as necessary. • Maintain parking space stripes; paint curbs for no-park zones and handicapped parking spaces. • Pick up trash. • Keep maintenance supplies inventoried and organized. • Pick up parts and materials, if necessary • Perform preventative maintenance duties on property, equipment, and vehicles. • Follow proper safety policies and procedures in accordance with OSHA. • Complete work orders promptly and notify management if any work cannot be completed. • Complete vacancy make-ready sheets and perform make-readies for move-ins and move-outs. • Deliver notices to residents when asked. • Unlock apartment doors and accompany the 3rd-party contracted work. • Ready the properties for potential natural disasters. • Direct and supervise maintenance personnel on jobs as the team grows. Qualifications: • High school diploma or GED preferred. • HVAC certification and EPA 608 certification. • One to two years of related experience is preferred. • Ability to communicate effectively and professionally, both verbally and in writing. • Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, Sunchase employees, vendors, suppliers, and members of the public. • Self-motivated to work independently with little guidance. • Good time management skills. Ability to multitask and prioritize, and have flexibility to adjust work priorities as necessary. • Good organizational skills, attention to detail, and retention skills are required. • Wear/use uniforms and personal protective equipment (PPE) as required. • Ability to maintain reliable transportation, a current and valid driver’s license, and vehicle insurance. • Ability to work on-call and respond promptly and appropriately. Compensation: $25 - $27 hourly
