Job Summary
The Maintenance Technician oversees the general upkeep of the building and its infrastructure. This position is responsible for maintaining building operations and ensuring that the facilities are safe and functional at all times. The Maintenance Technician manages technical repairs like inspecting and fixing HVAC systems alongside aesthetic maintenance like applying new coats of paint and trimming the bushes and grass on facility grounds. This position manages routine maintenance and emergency repairs to prevent and resolve safety or comfort issues and installs new equipment and oversees building upgrades according to owner requests and to preserve the facility.
Essential Job Functions
- Performs general maintenance of the facility and grounds, including the pool, hot tubs, and common areas.
- Preventative measures to building, to reduce the risk of future problems
- Identifies and fixes potential safety hazards to avoid injuries
- Responsible for snow removal with focus on quality and timely execution.
- Operates a small loader with mounted snowplow or pusher in safe and productive manner.
- Complete the assigned tasks, reporting the time and materials needed.
- Operate and care of equipment vehicles and tools.
- General maintenance repairs within skill sets i.e., painting, carpentry, appliance, plumbing, electrical.
- Performs routine maintenance and inspections of units.
- Any other duties and/or responsibilities assigned by Assistant General Manager.
- Must be willing to take on call shifts
Experience/Education/Qualifications
- Minimum of 3 years of maintenance experience, including electrical and plumbing
- Hard working and ethical
- Must have a valid driver’s license.
- Pool and Hot Tub certifications a plus. Must have within 60 days of employment if not certified, at our expense.
- Knowledge of electronic work order systems.
Skills and Attributes
- Basic electrical wiring capabilities to manage problems with the building’s electricity
- Carpentry ability to handle basic repairs around the building
- Grounds keeping skills to maintain outdoor areas and snow removal
- Interpersonal skills to interact with employees, guests, residents, and board members of Silverado II in a professional and pleasant manner.
- Strong communication skills and ability to keep open dialogue with AGM and management company.
- Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
- Physical stamina to handle a full shift of being active and working on the building
- Excellent recordkeeping of work completed, equipment inspections, and service logs.
- Helpful to have experience as a general laborer or prior building service work. Proven skills can achieve higher pay.
