What it means to be our Maintenance Technician:
As a Maintenance Technician, your priority is YOUR RESIDENTS! You will be a key part of the maintenance team, who is in charge of remodeling units, upkeeping the grounds, and making needed repairs in a timely manner. The goal is to keep the property running strong so that the residents are proud of where they live! If you like to be on your feet, keep busy, and have experience in construction and fixing things, we have a position for you!
Required Skills:
Heating, ventilation, and air conditioning (HVAC) certification is required.
Working knowledge of electrical, HVAC, plumbing, carpentry, pool maintenance, locks, and inventory control.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence and ability to speak effectively with tenants one-on-one and problem solve.
Job Description:
Responsible for the daily repair and upkeep of the property.
Performing maintenance requests for residents with friendly, quality service.
Inspecting vacant apartment homes and prepare vacant units for occupancy.
Responsive, courteous, and efficient handling of all resident requests within 24 hours.
Performs maintenance on air conditioning and heating for individual apartment units, such as replacing filters and cleaning coils. Examines and diagnoses problems and makes repairs or replacements if possible.
Repairs and replaces kitchen appliances such as refrigerators, stoves, washers, and dryers.
Performs minor to moderate level plumbing repairs and replacement/installation, including repairing leaks in toilets and sinks and unclogging toilets as requested.
Repairs & replaces light fixtures and performs other minor electrical work.
Repairs locks and other miscellaneous repairs on the assigned property.
Painting duties may include full interior painting of a unit or touch up work, which includes repairs to walls and woodwork.
May perform swimming pool maintenance work or other duties to keep the property landscape in order.
Responsible for the care, maintenance, and inventory of all supplies and equipment, including all personal tools.
Responsible for maintaining the required property uniform and ensuring a professional appearance and professional attitude at all times.
Responsible for reporting unusual or extraordinary circumstances regarding the property or the residents.
Responsible for thorough knowledge of Axia Residential's Policies and Procedures and Community Policies.
Be aware of and operate within Occupational Safety and Health Act (OSHA) standards at all times.
Acquire certifications as needed and attend training courses/seminars/classes as they enhance the position.
Perform other projects and responsibilities as may be assigned by Management.
