    Job Description

    This Development Expeditor role is a key contributor to the McDonald’s National Development Plan by leading a team of 4+ National Real Estate and Construction Coordinators and by implementing and managing processes to make for a more cohesive and expeditious development cycle from inception through construction closeout. Key customers and partners include Real Estate and Construction Directors and Associate Directors, Dealmakers, Construction Managers, Finance, Legal, Vendors and other Field and Home Office Staff.

    Responsibilities:

    People Leadership and Development • Leads a team of National Real Estate and Construction Coordinators including recruitment, training, coaching, and retention. • Communicates professional goals and expectations for each RE and Construction COE Coordinators. Assists coordinator staff in crafting and executing Best Action Plan. • Provides direction, support and guidance to External Construction and Real Estate Coordinators. • Manages, balances, and shifts workload among coordinator staff to ensure that team and organizational goals are met. • Facilitates professional growth of the New & Relocation Development staff through leadership and mentoring.

    Development Plan Strategy and Execution:

    • Subject matter expert of real estate and construction project tracking and timeline accountability for new/relocation projects. • Contributes to the creation, management, and execution of the Development Plan. • Ensures professional service master contracts are in place and current for general contractors, surveyors, architects, and engineers. • Responsible for monitoring McDonald’s applications such as PCA, SmartSheet, Milestone Tracker, WLM Portal, RCA and Oracle. • Ensures strict adherence to audit requirements including construction project drafting, close out policy and records management. • Consistently analyzes existing procedure for redundancy or inefficiency. • Leads the creation and modification of standardized new deal processes to drive and execute results. 2 McDonald’s US US Restaurant Development

    Relationships:

    • Collaborates with USCG, NFF, Legal, Strategy & Analytics, Franchising and GBS to form prioritization strategy and ensure timely progression of projects. • Provides training and guidance to new general contractors and suppliers and to ensure turnaround time and quality standards are obtained. • Works closely with RE and Construction Directors, Construction Managers, Area Construction Managers, NREMs, RE Estate Leads and Transaction Managers • Assists in sourcing and development of outside consultants, contractors, brokers, and suppliers. • Collaborates with USRD Technology Lead and Manager to generate custom project status reports. • Resolves issues and questions received from Development team members, external partners, Home Office staff, Suppliers and General Contractors. Required Skills, Knowledge, and Abilities: • Ability to effectively communicate with a wide range of internal/external stakeholders including senior management, vendors, and external consultants. • Commercial title, survey, real estate and construction related experience. • Comprehensive understanding of real estate and construction legal document administration. • Knowledge of GC Bid process, change orders, purchase orders, and basic accounting knowledge. • Proven and demonstratable development of self, team and individual staff members. • Strong level of credibility to effectively influence decisions to meet department goals. • Proactive, innovative, and strategic thinking program manager. • Strong written and oral communication. • Excellent interpersonal, organizational, persuasion and teamwork skills. • Ability to adapt to changing needs of the business. • Technical skills not limited to Microsoft Office, Oracle and Smartsheet • Self-motivated and productive working in a remote position. • Willingness to be flexible, adaptive, and to operate in a dynamic, fast paced environment
