Summary
A Commissioning Agent (CxA) has a technical background and in-depth expertise with the commissioning process including verification techniques, functional performance testing, system equipment and O&M knowledge. The role of the Support Mechanical Commissioning Agent (CxA) is to act as a third-party authority systematically verifying that mechanical systems are functioning in accordance with the design intent and Owner's Project Requirements (OPR). Some of the actions of the Commissioning Agent will include verification and testing during all 5 levels of commissioning, as per ASHRAE Guideline 0.
- ****You are expected to work onsite every day that testing, or inspections are scheduled.
- **** If you are not local(~50 miles) to the locations listed in the posting, you are expected to travel 50-75% of the year.
Responsibilities
- Review available training documentation and effectively apply it to daily activities.
- Communicate clearly, confidently, and professionally with Clients / Engineers of Record / GC's / Subs / Vendors.
- Learn the Cx process to effectively implement in the field.
- Develop Cx procedures with use of a template.
- Become familiar with testing durations to assist PM with Cx Schedule development.
- Learn how to develop load bank plans to effectively test mechanical systems during integrated testing.
- Assist in the development of TAB Verification plan.
- Conduct TAB Verification as directed.
- Deploy data loggers in the proper areas for required data collection with direction.
- Execute functional testing with support of team members.
- Fill in a daily onsite testing log.
- Perform infrared (IR) scanning/analysis and record data in spreadsheet.
- Mark IR photos for mechanical equipment.
- Assist in the development of an IST Report including excel charts of data collected.
Requirements
- Work experience: None required.
- Education: 4-year college degree or equivalent field experience
- Training: None required
- General understanding of all mechanical and electrical building systems
- Military experience a plus
- Computer Skills: Microsoft Office programs
- Math Skills: Must be able to calculate figures and amounts (percentages and proportions)
- Communication: Understands instructions and can convey information to others in a simple and unambiguous way

Work Conditions & Physical Demands
- Must have a dedicated home office that is conducive to daily responsibilities.
- Must be able to move about the work area and travel to worksites as needed or required.
- Travel rotation is 3 weeks onsite, 1 week work from home. If you are local to a job site, you will be expected to work onsite. This is all subject to change based on client and business needs
- Must be able to communicate with a variety of individuals; must be able to follow verbal and written instructions/directions and respond to inquiries.
- Must be able to frequently perform strenuous physical activity including but not limited to: stand for eight or more hours at a time, move in rugged or unstable conditions, work in adverse weather, handle or feel objects, tools or controls which may not be visible, reach overhead. Occasionally may be required to climb ladders, stoop, kneel, crouch or crawl.
- Must be able to carry test equipment up to 30 pounds.
