Tesoro Group is seeking an experienced Multi-Site Property Manager to join one of our long-term clients’ team at (2) of their properties in Jordan and Shakopee, MN. The ideal candidate will have 2 years’ experience in affordable property management (section 42/income restricted/low-income housing). This role is contract to hire (90 days before conversion).

This role will be working with (2) properties: Site 1 - built in 1995, 52 Affordable units, 2 floors and Site 2 - built in 2008, 44 Low Income Units, 2 Stories.

Salary: $25/hour while on contract (90 days before conversion) and $50k salary upon conversion.

Schedule: Weekly schedule: Monday-Friday: 8:00-4:30: 3 days in Shakopee and 2 days in Jordan.

Responsibilities and Job Duties:

• Ensures compliance with state, federal and local laws.
• Complies with all city requirements and submits monthly reporting.
• Stays abreast of any changes in fair housing.
• Maintains accurate waiting list. Selects and screens new residents.
• Reports to regional manager and/or vice president of property management prior to hiring, terminating or making wage or position adjustments of on-site personnel.
• Works on the last day and first day of each month until responsibilities are completed.
• Leases apartments; implements and maintains effective advertising and marketing plan.
• Obtains bids and supervises capital or contract service.
• Meets all corporate designated deadlines.
• Implements staff, program and/or site improvements contained in budget and OPM.
• Supervises and purchases janitorial, maintenance and office supplies.
• Keeps regional manager informed of operational and financial details.
• Implements comprehensive marketing strategy to meet predetermined vacancy standards.

Qualifications and Experience:

• 2 years’ experience in property management – assistant property manager or property manager role.
• Knowledge of government subsidy programs – section 42/income restricted/low-income housing is required.
• Working knowledge of Microsoft Office Suite, Outlook, and Excel.
• Hold a valid Driver’s License and active vehicle insurance as this site will be roving between multiple properties.
• Be able to successfully complete a Kari Koskinen background check before employment.
