Responsibilities: • Manage and ensure compliance with the association’s governing documents regarding the On-Site Manager’s duties and unit-related issues • Keep updated on the condition of all physical assets within the building and grounds, including mechanical and electrical systems • Conduct regular inspections of building systems, structures, and grounds, identifying and addressing problems promptly • Supervise onsite staff and vendors' maintenance functions, coordinating work schedules and assignments efficiently • Provide independent opinions and recommendations to the Board of Directors on capital improvement projects • Maintain inventory of necessary supplies and materials, purchase as needed, and coordinate paperwork with the Portfolio Manager • Coordinate and oversee contractor work in common areas, ensuring compliance with contract requirements • Ensure contractors are aware of emergency procedures and safety standards while working on the premises • Facilitate effective contractor/resident relations during capital projects, keeping residents informed of work progress • Adhere to Federal, State, and local safety standards and practices in the building manager function • Attend Board meetings as required and be available for emergencies after hours • Manage bill requests for in-unit maintenance and maintain updated unit information on various platforms • Complete Resale Packages and Questionnaires on specified websites • Monitor calendars of maintenance staff and contractors, adjusting schedules as necessary • Handle bill requests and check requests to owners, ensuring compliance with building regulations Qualifications: • The ideal candidate should have at least 2 years of experience in property management or a related field • Strong leadership abilities and effective team management skills are essential for this role • Excellent communication skills and the ability to interact well with others are required • Proficiency in budget management and financial analysis is a must • Knowledge of Fair Housing laws and regulations is necessary for this position Compensation: $90,000
