Job Overview: The Parking Lot Asphalt/Concrete Repair Technician is responsible for performing maintenance and repair work on parking lots, roadways, and other paved surfaces. This includes repairing cracks, potholes, surface damage, and other wear and tear in both asphalt and concrete surfaces. The technician will use various tools and materials to restore the integrity and safety of parking lots, ensuring compliance with all safety standards and specifications.
Key Responsibilities:
Inspect parking lots, driveways, and other paved surfaces to assess the extent of damage and determine necessary repairs.
Perform crack sealing, pothole patching, and surface resurfacing for asphalt and concrete surfaces.
Prepare damaged areas by cleaning, removing debris, and ensuring proper adhesion of repair materials.
Mix and apply asphalt, concrete, and other repair materials according to manufacturer guidelines and industry best practices.
Operate equipment such as skid-steer loaders, asphalt patching machines, and concrete mixers.
Ensure repairs are smooth, level, and free of defects, with proper compaction and curing.
Follow safety guidelines and use appropriate personal protective equipment (PPE) at all times.
Maintain accurate records of repairs completed, materials used, and work performed.
Work with project managers or supervisors to schedule and prioritize repair tasks.
Communicate effectively with clients or site managers regarding repair progress and any additional work that may be needed.
Ensure all repairs are completed in a timely manner, with minimal disruption to parking lot operations.
Conduct routine inspections and preventive maintenance on parking lots and other paved surfaces to identify issues before they worsen.
Skills & Qualifications:
Proven experience in asphalt and/or concrete repair, particularly in parking lot maintenance.
Strong knowledge of asphalt and concrete repair techniques, materials, and equipment.
Experience with patching, crack filling, and resurfacing procedures.
Ability to operate heavy machinery and power tools, such as asphalt cutters, compactors, and mixers.
Familiarity with local codes and regulations related to parking lot construction and maintenance.
Good problem-solving and troubleshooting skills.
Ability to work independently or as part of a team.
Strong communication skills and the ability to interact professionally with clients, team members, and supervisors.
Ability to work outdoors in varying weather conditions.
Education & Experience:
High school diploma or equivalent required.
Minimum of 2-3 years of experience in asphalt and concrete repair or related field.
Relevant certifications in asphalt or concrete work (e.g., Asphalt Pavement Maintenance, Concrete Repair Technician) are a plus.
Physical Requirements:
Ability to lift and carry heavy materials and equipment (up to 50 lbs).
Ability to stand, kneel, crouch, and bend for extended periods.
Work in outdoor conditions, including exposure to sun, rain, and varying temperatures.
Ability to perform manual labor and work with potentially hazardous materials in a safe manner.
Working Conditions:
Full-time position, with the possibility of overtime.
Work is primarily outdoors, often in construction environments.
May require occasional evening or weekend work depending on project needs.
Travel to different job sites may be required.
