    Our client is a fast-growing property management company that owns and fee-manages a diverse portfolio of over 700 residential units across the Pacific Northwest. As both an owner, operator, and acquisitions-focused firm, they bring a long-term, hands-on approach to their properties. This role will oversee a team of seven and play a key part in maintaining operational excellence as the company continues to grow.

    The Portfolio Manager will report directly to the Asset Manager and act as a champion for the on-site Property Managers. They will play a critical role in daily operations, upholding property standards, and leading on-site teams across the portfolio.

    The ideal candidate will have multi-family experience overseeing multiple properties, and a proven track record of leading and developing on-site teams. They should also bring strong financial acumen, including experience with budgets, proformas, and expense management, and be comfortable using AppFolio or similar property management software.

    Portfolio Manager Responsibilities:

    • Lead and support Community Managers and Leasing staff.
    • Ensure that company’s directives are being followed.
    • Build strong relationships and address concerns or issues.
    • Manage financial matters, including creating budgets.
    • Coordinate with the team to maintain property standards.
    • Analyze market trends to adjust rents and support leasing efforts.
    • Attend ownership meetings for updates, budgeting, and strategy discussions.

    Portfolio Manager Qualifications:

    • At least 3 years in residential property management; supervisory experience preferred.
    • Bachelor’s or Associate’s degree preferred; or equivalent experience and leadership experience.
    • Experience with creating budgets and understanding how to set proforma rents.
    • Experience with problem solving and dealing with challenging situations.
    • Knowledge of local housing laws and ability to communicate updates effectively.
    • Strong multitasking, teamwork, and leadership skills.
