    Job Overview: As a PreConstruction Coordinator, you will be responsible for supporting the preconstruction team, through the due diligence, and permitting process for all construction projects, ensuring that all required permits and approvals are obtained in a timely and efficient manner. This individual will report to the PreConstruction Manager and work closely with the Design Manager, contractors, local government agencies, and other stakeholders to ensure compliance with building codes, zoning laws, and other regulatory requirements.

    Key Responsibilities:

    Reporting - Maintain and distribute our reports and dashboards that track all of our projects through the Preconstruction lifecycle.

    Permit Application Management - Research, prepare, and submit permit applications for various types of commercial construction projects to the appropriate local, state, and federal agencies.

    Coordination with Regulatory Authorities - Serve as the primary point of contract between the company and local government agencies (building departments, zoning offices, health departments, etc.) to obtain the necessary permits and approvals.

    Due Diligence - Order surveys, Phase 1 Environmental Reports, Geotechnical Reports and other due diligence items.

    Documentation & Record Keeping - Maintain accurate records of all permit applications, approvals, and related documentation. Ensure that all required documents are submitted in compliance with local regulations.

    Tracking & Updates - Monitor the status of all submitted permit applications, follow up with regulatory authorities as needed, and provide updates to project teams on the status of approvals.

    Compliance - Ensure all projects meet local zoning laws, building codes, and other regulatory requirements. Address any issues of delays related to permit approvals and recommend solutions.

    Collaboration - Collaborate with project managers, architects, engineers, and subcontractors to gather required information and ensure that permit applications are complete and accurate.

    Problem Resolution - Troubleshoot issues related to permitting delays or rejections and work to resolve issues with regulatory agencies promptly.

    Permit Expiration Monitoring - Track permit expiration dates and coordinate renewals or extensions as needed to prevent project delays.

    Qualifications:

    Excellent Communication abilities, including writing, speaking and active listening.

    Highly Organized. Can find, distribute and maintain dashboards and reports with accurate information.

    Knowledge of local, state, and federal construction regulations.

    Strong problem solving skills and a proactive approach to addressing challenges.

    Ability to build positive relationships with internal and external stakeholders.

    Organizational skills, include time management, delegation, prioritizing and multitasking.

    Self motivated, reliable and able to work independently.

    Ability to multitask and manage multiple projects simultaneously.

    Familiarity with local building codes, zoning laws, and construction related permits and regulations.
