Summary:
Seeking full-service commercial general contractor providing services to a wide ranging client base. We are looking for a Preconstruction Manager, to be able to not only estimate, but additionally, assist with internal Team Management and taking leads within estimator meetings. This would involve managing expectations of estimates as well as holding accountability for tasks and deliverables within. Candidate to have approx. 10yrs of Estimating experience with strong Trade Partner relationships and ability to do a myriad range of take-offs of all sizes. Historical cost data knowledge and database management, updating as relevant, is key as well. Understanding the importance of presentation consistency, whether in person or through electronic submission processes, with full estimate divisional breakdowns and scope narratives too. Background in the following key industries would be helpful too: Multi-family Housing, Corporate office workplace, Building Repurposing, Historical, Healthcare/Wellness, Private Education, Hospitality; project sizes up to $60M in value. Responsibilities, at a minimum:
· Determine scope and perform quantity takeoffs for construction trades including but not limited to: demolition, earthwork, concrete, masonry, steel, carpentry, finishes, mechanical and electrical.
· Lead pricing labor, material and equipment using historic data (while managing/updating within), past-experience, subcontractor, supplier & rental firm pricing.
· Prepare accurate estimates with a focus on large projects including but not limited multi-housing, historic repurpose, additions and at times small projects.
· Prepare cost analysis to include equipment, general conditions, materials and labor.
· Subcontractor solicitation confirmation of participation.
· Work closely with the internal Estimating Team on subcontractor analysis and buyout processes on negotiated projects.
· Develop and execute plans to continuously improve subcontractor relationships.
· Keep Construction Executive and rest of Estimating team informed of key issues/opportunities that impact project success.
· Identify training and/or development opportunities that will assist in achieving enhanced job performance and/or career objectives.
· Respond to and complete all other duties, tasks and/or projects as assigned.
· Bring, develop & maintain Trade partner relationships, proactively.
Education and Experience:
· A 4-year degree or industry equivalency in architecture, engineering or construction is desired
· Minimum 10 years of direct construction experience is preferred
· Ability to budget projects with minimal vendor involvement
· Strong understanding of historical cost data
· Strong communication and documentation skills
· Demonstrated ability to solve complex problems
· Capable of initiating and coordinating activities independently
· Positively represent brand and develop strong relationships with customers and team members
· Must be team-oriented and flexible in assuming new responsibilities as they arise
· Proficiency in MS Office software; Word, Excel, Project
· Efficiency in consistency of presentation of Estimates and Narratives, both internally and externally.
