Preconstruction Manager - Commercial General Construction - Base Salary to 130k/year - Springfield, MA

- The Preconstruction Manager is accountable for the front-end project development. As the initial point of contact with the client, the Preconstruction Manager represents our client and works closely with their partners until the project is handed off to production through their transition process. The Preconstruction Manager is essential for ensuring project success, guiding projects from initial concept to contract and final design by managing project development, coordinating design professionals, developing precise estimates, and formulating an accurate budget.
Responsibilities:
- Develop pre-construction project budget, scope, schedule, team, and risks
- Ensure that the estimating process runs smoothly and efficiently and client expectations are exceeded throughout the project(s)
- Oversee and execute all stages of the pre-construction project life cycle including agreements for pre-construction services, cost estimates, material take-offs, bid documents, and contracts for construction
- Obtain competitive quotations for materials and subcontractors and complete a thorough scoping of vendor and subcontractor proposals
- Schedule and coordinate project site walkthroughs with potential subcontractors and vendors
- Manage Requests for Proposals (RFPs) and bid cycles
- Manage the project transition to operations to include budget review, profitability goals, customer, and project profile
- Assess the viability of new clients/projects
- Develop and maintain relationships for strategic pursuits
Qualifications:
- Extensive knowledge in commercial, industrial, and residential construction along with the ability to read blueprints
- 5+ years of experience in preconstruction
- Strong computer skills and experience with estimating software
- Experience with Procore
- Preferably, experience working as a Preconstruction Manager or Senior Estimator
- Thorough knowledge of construction costs, scheduling, estimating, purchasing, accounting, and engineering principles
- Massachusetts Construction Supervisors License preferred
- Bachelor's Degree in Construction Management or related degree or commensurate professional, preconstruction experience
Compensation:
- Base salary in the 110k - 130k/year range
- Potential for discretionary bonus
