    What we are looking for:

    We are seeking an experienced Preconstruction Manager with a Bachelor’s degree in Construction Management or a related engineering discipline and a minimum of 5 years of preconstruction experience, particularly in large commercial construction projects valued at $50M or more.

    What you will be doing:

    Lead Proposal Management: Oversee the management of budget proposals, often leading a team of three, ensuring all aspects of the $50M+ budgets are meticulously planned and executed.

    Preconstruction Standards and Procedures: Demonstrate mastery in understanding and implementing preconstruction standards and procedures to drive project success.

    Collaboration: Work closely with the Operations team to establish purchasing strategies, meet procurement requirements, and select the right subcontractors.

    Design Assist & Constructability Reviews: Provide critical feedback during all phases of design development, focusing on constructability and value engineering.

    Negotiation Expertise: Prepare purchasing and preliminary subcontract language, leading negotiations with an emphasis on clear scopes of work.

    Scheduling: Develop preliminary schedules to guide project timelines and resource management effectively.

    Primary Point of Contact: Serve as the main contact for Architects, Engineers, and Owners (A/E/O) during the preconstruction phase, facilitating communication and addressing concerns.

    Budget Presentations: Lead presentations to clients, articulating budget proposals and the rationale behind cost estimations.

    Team Leadership: Guide and manage the preconstruction team, ensuring the timely and complete delivery of budget packages.

    Fee Strategy Development: Assist in formulating effective fee strategies that align with project goals and client satisfaction.

    Training and Mentorship: Play a crucial role in training and mentoring junior team members on the intricacies of budget proposals, Cost of Business (COB) creation, and effective subcontractor evaluation
