Summary of Responsibilities
At JRP Design & Remodel, the Project Manager plays a key role in leading the charge on residential construction projects. Your mission is to inspire and guide a talented construction team across all trades, ensuring seamless day-to-day operations on-site. From managing timelines and coordinating trades to solving challenges on the fly, you'll be at the heart of the action. Keeping the job site organized and ensuring materials are always on hand will be key, as will maintaining strong communication with clients and stakeholders. The goal? To deliver stunning homes that not only meet but surpass client expectations, while driving our reputation for excellence and pushing the company forward!
Essential Functions
Project Oversight:
- Responsible for producing a minimum of $4.5M in annual gross receipts
- Supervise day-to-day jobsite activities, ensuring work complies with JRP standards, client requirements, and local codes
- Review project plans and scopes to ensure construction methods align with the contract and scope of work
- Build and maintain construction schedules, collaborating with production team to coordinate field personnel and construction activities to meet deadlines.
- Develop and manage change orders, negotiate with clients, vendors, and trade contractors, and ensure prompt release and approval
- Monitor project budgets and review estimates vs. actuals to ensure financial oversight and profitability
- Schedule and ensure all building inspections are successfully passed
Client & Team Communication:
- Serve as the primary point of contact for clients during construction, addressing questions and concerns
- Act as a liaison between the client, design team, and subcontractors, ensuring clear communication and documenting decisions
- Provide regular updates on schedules, scope changes, and change orders to clients, trades, and field personnel
- Keep management informed of potential risks related to cost, schedule, quality, or safety
- Prepare and submit daily progress reports using Buildertrend software, keeping the client and team informed of jobsite developments
- Provide regular feedback on subcontractor performance to management and sales team
Jobsite Supervision & Quality Control:
- Maintain a clean, safe, and organized jobsite by ensuring daily broom-swept conditions and the removal of debris
- Verify subcontractor attendance, site security and daily lock up, and adherence to safety regulations
- Perform project layouts at the beginning of each phase to identify issues and ensure quality
- Meet trade contractors onsite at the beginning of each phase to layout, set expectations, and confirm client requirements
- Conduct thorough inspections of all completed work to verify that it meets JRP quality standards, meets client expectations, and it is ready for the next trade
- Identify and address any deviations from project plans or specifications and correct them immediately
- Investigate and address damage, accidents, or delays, and ensure solutions are identified and executed promptly
- Ensure timely delivery of materials, manage site equipment, and keep Field Binders updated with current project documentation
Project Closeout & Administration:
- Oversee the timely completion of the final punch list, ensuring a high-quality project closeout and positive client experience
- Ensure final inspection is passed and recorded as final with City Departments
- Manage all administrative tasks, including coding receipts and invoices, tracking labor hours, and collecting progress payments
- Oversee projects for other Project Managers / Supers, as needed
- Review project scope, plans, and budget during the pre-sale phase to identify conflicts, constructability, and suggest improvements
Education, Experience, and Skills Required
- 5+ years of experience in residential remodeling or new construction
- 3+ years of supervisory / managerial experience overseeing construction teams
- Bachelor’s degree in business or construction management (preferred, but not required)
- Proficiency with construction management software (e.g., Buildertrend) and Microsoft Office Suite (Word, Excel, Outlook)
- Expertise in reading and interpreting blueprints, with a strong understanding of structural plans, construction sequencing, building codes, construction methods, and best practices for residential projects
- Strong decision-making, problem-solving, and organizational skills, with the ability to manage multiple tasks and prioritize effectively to deliver projects on time and within budget
- Excellent communication and interpersonal skills, with the ability to lead teams, resolve conflicts, and maintain positive client relationship
- Ability to adapt to changing circumstances and respond quickly to project challenges
Salary & Compensation
- $90K- $130K, depending on experience
