Position Summary: We are seeking an experienced Project Manager in Real Estate Development. This role involves managing the entire project lifecycle from initial planning to successful completion, ensuring that all projects are delivered on time, within budget, and to the highest quality standards. The Project Manager will work closely with Owners, Tenants, architects, engineers, contractors, and various internal departments to ensure the project's scope, schedule, and budget align with the end-user’s needs and requirements. Key responsibilities include developing and defining project scope, coordinating design and construction teams, maintaining detailed project documentation, and managing project budgets and timelines. The ideal candidate will have a strong background in real estate development, project management, and working with cross-functional teams to deliver complex real estate projects. Benefits: • 401(k) matching • Dental Insurance • Health insurance • Life insurance • Competitive paid time off • Vision insurance Responsibilities: Primary Responsibilities: • Working with the Owner or Tenant to develop an understanding of the end-user’s needs and requirements. • Defining the project scope based on the end-users' needs and requirements, and obtaining approval of that scope. • Managing architect and/or engineer in the development of plans and specifications to document the approved project scope. • Managing the project contractor to ensure that construction of the improvements meets the approved scope and is delivered in a first-class manner, and quality of work. • Ensuring that appropriate documentation is maintained, including but not limited to contracting, meeting minutes and changes in the scope of work. • Working with the Owner or Tenant to understand the end-user’s requirement for occupancy and/or use of the improvements. • Developing a project schedule that defines the design and construction durations that meet or exceed the end-user’s requirements. • Managing the architect, engineer, and/or contractors so that the project schedule is met. • Ensuring that appropriate documentation is maintained, including but not limited to changes in the schedule, identifying the party and/or scope responsible for such change. • Working with the Owner or Tenant to develop a budget that is based on the end-user’s scope and schedule requirements. • Issuing a project budget that accounts for all aspects of the design and construction of the project, including MRA’s project management fee. • Receiving written approval of the final project budget prior to the commencement of work. • Ensuring that appropriate documentation is maintained, including but not limited to changes in the project budget. • Working with the Accounting Department to process project invoices, including MRA project management fee invoices. Close out projects so that all invoices are submitted and paid in a timely fashion. Secondary Responsibilities: • Work with all departments, including leasing, accounting, marketing, and property management, to ensure that all aspects of the project are coordinated and communicated. Implement company procedures, policie,s and controls, including departmental processes associated with project management. • Establish new client relationships and pursue new income-producing opportunities for the company. • Become a valuable team member who enables the company to continue to grow. Actionable Responsibilities: • Define and receive written approval of scope, schedule, and budget prior to commencement of all projects. • Communicate all actions, progress, and issues to relevant stakeholders, includingthe Client and supervisors, as needed. • Meet all deadlines and commitments to all Clients and associates. • Direct accountability for the timely completion of all projects. • Hold architects, engineers, and contractors responsible for any variances in scope, schedule, or budget and for any issues with the quality of their work. • Completion of all relevant project documentation. • Follow MRA policies and procedures, including the use of Banner and other software, as required. Qualifications: • US Work Authorization. • Project Management and Development Experience. • Travel Availability. • Strong communication skills. • Ability to maintain coordination between clients and tenants.
