Client is a Real Estate Developer and General Contractor for commercial, mixed use, apartment, and condo projects ranging from $3 Million to $30 Million. All ground up projects. Headquartered in Cornelius, NC.
Overview:
- Superintendent works under the project manager and supervises and coordinates subcontractors for projects.
- The superintendent will be responsible for overseeing, coordinating and documenting all aspects of the site construction project activities including planning, organizing, and managing all resources.
- The superintendent will also be responsible for ensuring that the project is completed on time, within budget, and to the highest quality standards.
Responsibilities to include;
- Excellent communication and leadership skills
- Knowledge of construction best practices, building codes, and safety procedures
- Ability to read and interpret blueprints, schematics, and construction documents
- Excellent Organizational skills
- Excellent critical thinking skills and ability to adapt to changing needs
- Permits and inspections. Able to schedule inspections in advance.
- Ability to oversee multiple projects
Superintendent:
- Keep daily log book
- Subcontractor daily sign-in sheet
- Manages T & M Ticket book
- Develop and manage project schedule
- Every week update - 3 week look ahead schedule
- Keep sub’s up to date on schedule. At least One week notice.
- Verify material deliveries
- Review general conditions and general requirements
- Safety – tool box talks – weekly meetings
- Develop and implement site logistics plan
- Hold weekly subcontractor meetings
- Coordinate 3-party inspectors/testing agencies
- Assist Project manager in subcontract scope of work for contracts review.
- Identify issues and risks in drawings
- Assist in Project close-out documents, Warranties, O & M manuals for MEP’s
- Assist as needed in RFI’s and Change Orders
- OSHA 30 hour certificate
Requirements:
- 5 years of being project superintendent on commercial construction projects
- Built minimum of 2 multi-family projects in last 5 years
- Must have experience building in the area / market
