    The Project Superintendent works directly for a Project Manager. He assists the Project Manager in the project buyout. The Superintendent will also review architectural and engineering plans during the project design phase. The Superintendent is the on-site representative for Spruce Grove Inc. (SGI). He must become familiar with the plans and specifications, and insure the project is built accordingly. The Superintendent is responsible for onsite: quality control, job cleanliness, scheduling, monitoring Spruce Grove Inc. costs, job safety, processing all job paperwork, and receiving and safeguarding Spruce Grove Inc. materials.

    The Superintendent should utilize the Assistant Superintendent to help him manage his project. The Superintendent must maintain an updated set of contract and purchase order files. He must also have an accurate record of what materials are stored on site and what materials are yet to be delivered. The Superintendent will hold weekly job scheduling meetings to monitor his Subcontractors.

    The Superintendents duties include, but are not limited to, the following;

    Setting up the job trailer.

    Setting up the job files.

    Coordination and construction of the temporary utilities and porta potties/wash stations.

    Helping the Project Manager with the project buyout. Superintendent will assist and review all scopes of work prior to the project manager assembling the contract.

    Coordinate a pre-construction meeting for Joint Trench with utility companies, for all electric, gas, phone and television requirements.

    Erosion control/monitor and update SWPP log

    Bi Weekly schedule updates and 3 week look a heads.

    Supervising the laying out of the utilities, site lighting, slabs, grading, elevations, curb and gutter site work, etc. Verifying Line and grade for all Slab on Grade and critical concrete structures.

    Necessary signs for construction.

    Coordinate all inspections including but not limited to city, county, fire, law enforcement, Soils engineer, state, architect, landscape, civil, public works, SEOR, Deputy inspectors and all, controlling municipalities. Superintendent will walk all critical path inspections.

    Verify Major tie down/hold down, and anchor bolt Locations.

    Testing of all items as required by engineer, local/state authorities and specifications.

    Collecting all deputy inspection reports, and tickets and reviewing all test results.

    Walk, review, and approve monthly Subcontractors draws.

    Maintain Permit Filing and sign offs.

    Coordination of fire-penetration details to be used.

    Weekly subcontractor coordination meetings including reporting

    Daily site reports and Photos (Procore)

    Coordinate Major lumber deliveries and other material deliveries

    Security of lumber and other materials

    Secure buildings and site from theft and damage

    Coordination and installation of all amenities

    Coordinate back charges or subcontract deducts/adds

    Coordination of temporary labor and monitor costs

    Weekly safety Tailgate meetings and reporting.

    Safety violation coordination, which includes, PPE enforcement, hazardous site conditions, scaffold safety, Trench shoring safety, Fall protection and all Osha Safety Standards and regulations. .

    Quality control of all phases of work.

    Field Purchase Orders of less than $1,000 and notifying project manager of the same.

    Proper scheduling of all trades daily.

    Daily supervision of onsite staff

    Coordinate red line drawings and full as-built plans.

    Finalizing warranty and maintenance manuals and delivering to management.

    Coordination with postal department.

    Weather log.

    Monitor material deliveries to subs or sub-subs particularly new unlisted suppliers.

    Accurate documentation on any issues which may become a dispute.

    Roof inspections.

    Appliance deliveries.

    Dumpster logs.

    Monitor cost of budget items such as miscellaneous tools and supplies, and office supplies.

    Coordination of construction plans through Project Manager.

    Preparing estimates and take-offs for the project.

    Overseeing the buildings progress for all contractors.

    Maintenance of construction inventory regarding material on-site.

    QAQC of the product.

    Assurance of product acceptance to management.

    Superintendent must be on-site before general trades being work each day. He should also be the last person off the job (exception would be night trades or people working overtime for subcontractor).

    Any job extras must be submitted and approved by Project Manager prior to work being started.

    Project hours are to be set be the superintendent – they should include a half day on Saturday.

    The Superintendent will create as-built drawings on all utilities as they are installed. Each utility will be color coded and detailed on a 40 scale site plan.

    Maintains a Daily Log in a bound volume. Responsible for log.

    Any material Spruce Grove Inc. purchases and is delivered to the site must be accounted for when delivered. Shipping tickets have to be signed by the Superintendent or his designee (an associate).

    Responsible for all building inspections. Any type pf city/council dispute will be discussed with Project Manager before any kind of action is taken.

    Daily update and pictures uploaded to ProCore.

    Reports to Project Manager.
