  • Responsibilities

    We are seeking a motivated, reliable, and detail-oriented Property Field Specialist to join our real estate team. In this role, you will be responsible for visiting properties within the local area, coordinating with utility services to manage connections, monitoring landscaping conditions, meeting with vendors and tenants, allowing access to the properties, performing inspections, and capturing photographic documentation of both vacant and occupied homes. This position requires strong communication skills, the ability to multitask, and a keen eye for detail to ensure properties are maintained and presented at their best. Responsibilities: • Property Inspections: Conduct regular inspections of vacant and occupied properties to assess condition, landscaping, and maintenance needs. Document property status and report any issues to the property management team. • Utility Coordination: Meet with utility companies to ensure services (electricity, water, gas) are turned on/off as required for move-ins, move-outs, and showings. Confirm utility status and address any discrepancies or issues. • Landscaping Oversight: Monitor and assess landscaping conditions for both vacant and occupied properties. Coordinate with landscaping vendors to ensure properties are well-maintained, and address any immediate needs or concerns. • Vendor and Tenant Interaction: Meet with vendors and contractors for property-related services, including but not limited to inspections, repairs, and showings. Communicate with tenants regarding property conditions, service requests, or upcoming inspections. • Property Inspections: Occasionally assist with allowing access to properties and performing condition reports. • Photo Documentation: Take clear, high-quality photos of vacant, occupied, and under-maintenance properties as requested and upload to the team’s shared drive. Send regular updates to the management team to keep them informed of property conditions. Maintain detailed records of inspections, utility statuses, landscaping issues, and vendor visits. Submit regular reports to the property management team, highlighting any concerns or required actions. • General Administrative Support: Assist the property management team with any other field-related tasks, including inventory checks, supply management, and communication with stakeholders. Qualifications: • Previous experience in real estate, property management, or a related field is preferred but not required. • Strong organizational and multitasking abilities. • Excellent communication skills, both written and verbal. • Comfortable using mobile devices and photo documentation apps. • Ability to drive safely and responsibly around town, with a valid driver’s license and reliable transportation. • Proficient with basic computer software (Microsoft Office, Google Suite, etc.). • Desire and ability to work autonomously. • Bilingual- Spanish Speaking Compensation: $32,500 yearly
