    We are looking for a new Handyman and Maintenance Technician to oversee general maintenance activity at our properties throughout Hampton Roads Virginia. As a Maintenance Technician, you are determined to ensure that the residents we serve always have safe and comfortable homes that are in good repair. Because you are a jack of all trades, you are ready for any task that comes your way. You execute a wide range of handyman tasks involved with general home maintenance. From maintaining and repairing appliances, plumbing, minor HVAC issues, and electrical work as well as painting. You quickly respond to maintenance requests submitted by tenants and keep them updated on scheduling and work status. As you complete each task, you always provide exceptional customer service. Walking around the home, you check the exterior and interior areas for safety, cleanliness, and needed repairs. You also drive the process for re-leasing units which involves coordinating with vendors, cleaning, and painting. Each day brings a combination of daily checklists, occasional tasks, and unexpected surprises. You love that you are never bored on the job! Responsibilities: • Supervises and participates in the general maintenance and repairs of the property, including heating and air conditioning units, plumbing, electrical repairs, mechanical repairs, appliance repairs, painting, carpeting, carpentry work, and window/screen repairs. • Organizes all turnover activities and preventive maintenance work; prioritizes work from work orders. • Orders supplies and maintains an inventory of maintenance supplies. • Ensures the proper use of potentially dangerous products and chemicals; • Oversees work done by outside contractors through periodic inspections of all work completed on the property; takes corrective actions when warranted. • Participates in the selection of outside contractors; schedules contractors; issues purchase orders and processes invoices. • Inspect smoke detectors, perform lock changes, and conducting Move in/out inspections of properties OCCASIONAL FUNCTIONS: Mending fences; cutting keys; trash pick-up; lawn care, smoke detector certifications, light plumbing, electrical and HVAC, and other duties as assigned. Qualifications: THIS POSITION MAY BE RIGHT FOR YOU IF:YOU TAKE PRIDE IN YOUR SKILLS especially in the areas of electrical, plumbing, HVAC, swimming pool, carpentry, dry wall, exterior structural and appliances. • YOU’RE A DEDICATED INSPECTOR with strong technical skills diagnosing maintenance issues. • YOU VALUE HARD WORK and exhibit this as a leader for your team. • YOU ARE TECH SAVVY especially with the Microsoft Office suite and Yardi (or similar) software. • YOU STAY ON TOP OF IT by noticing the details and with your superior time management and organizational skills. • YOU KNOW THAT INTEGRITY MATTERS and exhibit a strong adherence to ethical standards including, but not limited to, the ability to maintain confidentiality and fiduciary responsibility. • YOU ARE DRIVEN BY CUSTOMER SATISFACTION and work diligently to maintain their happiness. Compensation: $20 - $28 hourly
