The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction, and revenue. Responsibilities: • Help create and organize marketing initiatives that generate excitement and new qualified leads/leases • Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property • Advertise and obtain referrals in order to attract new tenants • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction Qualifications: • Some weekend and evening hours required • High School Diploma or equivalent • Past sales experience is preferred • Possess ability to connect with a variety of personalities on the phone and in person • Ability to use computer programs such as Microsoft Office Compensation: $50,000 - $56,000
