Bruziv Partners Job Description: Property Manager for a fast paced luxury 189 unit downtown Akron property
Bruziv Partners is looking for a dynamic Property Manager that is committed to excellence, goal-oriented, possesses strong closing skills, excel in leasing and renewing at a high level and the desire to work in a fast-paced atmosphere. The ideal candidate will join the team at The 401 Lofts, a Class A Luxury 189 unit property located in the heart of the beautiful Downtown Akron.
The Property Manager will be responsible for leasing in volume as well as high renewal and retention rates to meet set goals and setting the pace for fellow team members.
The individual should be willing to work in a fun, competitive leasing environment, willing to work weekends and have flexible hours. The candidate will also assist with multi-disciplinary responsibilities that include tenant care, financial, reporting, budgeting, management of a team, conducting maintenance and renovations assignments, software operating and recording, and other management and administration responsibilities as well as overseeing a face-paced and demanding property that will require when needed 45-50 hours per week.
Responsibilities
· Provide a best-in-class, dynamic, proactive, and friendly guest customer service experience while touring prospective tenants.
· Perform all sales and leasing activities that meet the expected revenue and occupancy goals by promptly responding to all leads, qualifying prospects, expeditious follow-up, processing applications, credit screening, and criminal background checks as needed, and ensuring a smooth resident move-in and lease signing experience.
· Collaborate with maintenance team members prior to resident move-in and ensure units are in move-in ready condition.
· Demonstrate knowledge and provide feedback about current market and competitor conditions that may impact occupancy and sales results, assist with the development and implementation of short and long-term marketing plans and goals to sustain occupancy.
· Follow the established policies related to concessions, specials, and other programs to boost occupancy.
· Possess a sales-minded mentality with a high skill set in overcoming objections, creating a sense of urgency, and closing the deal ensuring prospects become residents at every given opportunity.
· Strong proficiency in the use of leasing and property management software to track availability, record leasing activities, manage resident and prospect data. AppFolio experience a plus.
· Delivering the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.
· Responsible for renewals, making sure to achieve high retention goal of 50% or higher for renewal rate.
· Host resident events, making sure to maintain positive resident relations, experience and sense of community.
· Assist with reputation management, making sure surveys and reviews are responded to in timely manner.
· Update and maintain all social media, website and advertising platforms to ensure correct pricing, specials and availability is represented.
· Prepare and submit purchase orders for approval of management prior to making purchases.
· Complete all rent payments bank deposits in a timely fashion (checks and online payments).
· Submit and schedule all payments of property invoices from vendors and record in AppFolio all income and expense transactions.
· Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner and generate work orders directed to vendors or maintenance staff. Follow up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times.
· Conduct periodic inspections (twice a year) of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
Requirements
· Property Management experience required
· Leasing experience required
· Class A Property Management experience highly preferred
· AppFolio experience highly preferred
· Saturday hours may be required
· The individual must have an outgoing, positive personality
· Must have strong communication skills
· Must have proven reliability, results-driven, goal oriented, and willing to adapt to a fast paced and quickly changing environment
Salary Compensation and Benefits
· Salary $52,000 to $58,000 compensation commensurate with experience
