PROPERTY MANAGER
JOB SUMMARY
Travis Hyde Properties is a family-owned business, founded 45 years ago, offering a broad range of leasing options in the Ithaca communities. The Property Manager is responsible for the professional management of all assigned properties and personnel. The tasks required of this position will require flexibility, excellent organization, and attention to detail. The Property Manager is responsible for maintaining and improving commercial and residential real estate assets and monitoring the fiscal performance of the assigned properties. This position reports to the Senior Property Manager.
GENERAL ACCOUNTABILITIES
Property Maintenance and Tenant Interaction
· Provide customer service to all commercial/residential tenants before, during and after tenancy.
· Conduct regular property inspections and required building inspections.
· Conduct Property Tours in-person, or by virtual means.
· Provide prompt, professional response and follow through regarding tenant inquiries, problems, and complaints.
· Coordinate move-in for new tenants and move-out inspections for tenants vacating their space.
· Update and maintain property condition reports with respect to roofs, HVAC units, parking lots, etc.
· Obtain bids and manage capital improvements projects, as requested.
· Coordinate tenant finish construction with tenant and contractors, as requested.
· Supervise contractors and oversee maintenance staff for services and repairs to property.
· Assist with the preparation of rent commencement letters, delivery notices, leases, etc., for new tenants.
· Complete other special projects and duties as assigned.
Administration
· Maintain a file of Certificates of Insurance for residential/commercial tenants.
· Prepare and negotiate leases and manage renewals.
· Maintain a schedule of service contracts by property, to include vendor selection and relations.
· Experience or skill performing administrative tasks, to include good phone etiquette when answering phones, scheduling appointments, maintaining accurate records, office administration, data entry, filing as needed.
· Experience or skill managing disputes amongst tenants and staff.
Property Reporting, and Accounting
· Comprehensive knowledge of Section 8, Landlord/Tenant and Fair Housing laws and regulations at the state and federal government levels
· Experience in sales, lease closing and tenant negotiations
· Prepare monthly comprehensive management reports for all residential and commercials tenants, including various analyses as requested.
· Prepare and manage annual operating budgets.
· Review real estate tax assessments, and coordinate appeals when necessary.
· Coordinate collection efforts of accounts receivable. This will include the preparation of past due statements and correspondence with delinquent tenants.
· Review annual expense reconciliations and handle correspondence with tenants.
· Requires prolonged periods of sitting at desk and working on computer.
· Other duties and tasks as assigned.
SCHEDULE
· Full-time (40 hours per week)
· 8-hour shifts
· Available weeknights and weekends as needed.

QUALIFICATIONS:
· Bachelor’s degree in Property Management, Business Administration, Real Estate, or a related field (or equivalent experience.)
· At least 2 years of experience in property management
· Proven knowledge of property management practices, maintenance procedures and leasing strategies.
· Strong leadership and interpersonal skills
· Excellent problem-solving abilities and attention to details.
· Strong organizational and time-management skills with the ability to manage multiple tasks and prioritize effectively.
· Proficient in property management software and tools, Yardi Breeze preferred.
· Excellent organizational, problem-solving, and decision-making abilities.
· Familiarity with local, state, and federal regulations
· Ability to work independently and as part of a team.
· Able to stand, walk and bend for extended periods.
· Ability to carry up to 20lbs.
· Work is performed indoors and outdoors in all types of weather.
