Job Summary
We are seeking a dynamic Property Manager to join the team at our successful property management company. The Property Manager is responsible for directly managing all aspects of their assigned residential properties. As a successful Property Manager, your goals are to maintain high occupancy rates, maximize profitability, and maintain a high level of satisfaction for both the property owner and tenant. Duties and Responsibilities:
Lease Renewals & Tenant Relations:
Coordinate lease renewals, communicate terms to tenants, and assist with setting renewal rents based on market analysis.
Manage 30-day notices to vacate, ensuring legal compliance.
Address tenant concerns regarding lease agreements and policies.
Leasing Process:
Oversee the timely processing of rental applications
Ensure thorough screening procedures, including background checks and income verification.
Coordinate leasing appointments, market available units, and monitor rental rates.
Communicate with owners
Marketing & Advertising:
Develop marketing strategies, audit rental listings, and optimize showings using platforms like Tenant Turner, Zillow and company website.
Lease Documentation & Compliance:
Facilitate lease signings, explain leases to residents, manage addendums, and ensure legal accuracy.
Ensure compliance with county rental registration and HOA requirements.
Qualifications:
Real estate license required
2+ years of property management or leasing experience
Strong leadership and team management skills.
Excellent communication and interpersonal abilities.
Proficiency in leasing software and Microsoft Office Suite.
Knowledge of fair housing regulations and leasing laws.
Ability to multitask and prioritize in a fast-paced environment.
High school diploma or equivalent
Bachelor’s Degree in Business Administration, Real Estate, or related field (preferred).
