    GENERAL DESCRIPTION:

    The Maintenance Associate operates under the direction and supervision of the Foundation’s Facilities Maintenance Manager for the maintenance and preservation of all Foundation property, equipment, and common areas.

    DUTIES AND RESPONSIBILITIES

    1. Comply with all Foundation policies and procedures, including safety rules and regulations for the operation of Foundation vehicles and equipment and handling of materials and supplies.

    2. Contribute towards maintaining a positive work environment, uphold a neat and tidy appearance and a friendly and professional interaction with the Foundation Membership.

    3. Provide maintenance support for all Foundation property and common areas, including buildings, structures, equipment, roads, parks, grounds, trails and trash collection sites.

    4. On call 24/7 for any snow removal operations on designated routes.

    5. Mow/trim medians and barrow ditches, water and weed all gardens on a scheduled basis or as weather requires and perform additional common area landscaping needs, including tree trimming and branch removal, as directed.

    6. Assist with road maintenance, patching and road repairs as necessary.

    7. Assist with inspection, maintenance, cleaning and repair culverts and drainage areas as necessary.

    8. Follow annual maintenance guidelines for the maintenance and development of Foundation trails and paths.

    9. Perform necessary repair of equipment, tools, supplies, mail pod locks and keys as directed.

    10. Perform required maintenance and service to equipment, vehicles, systems and buildings as directed.

    11. Help ensure security, safety and maintenance of all workshop areas, yards and buildings.

    12. Perform additional duties as assigned.

    QUALIFICATIONS

    · Ability to operate all Foundation vehicles and equipment, including plows, trucks, mowers, chainsaws, weed eaters, utility vehicles, tractors, back hoes, blowers, etc.

    · Basic knowledge of and ability to diagnose equipment failures and assist with repairs.

    · Knowledge in all areas of landscaping and common-area maintenance such as trees, shrubs, native grass, turf grass and annual/perennial flowers.

    · Basic knowledge of irrigation, drip systems, sprinkler head repairs, clock set-up, etc.

    · Ability to work overtime during winter for all snow removal events.

    ADDITIONAL ABILITIES

    · Handle multiple projects, tasks and duties.

    · Effectively work within a team environment.

    · Independently work with minimal supervision.

    · Effectively and professionally communicate with all levels of personnel, vendors, customers, Board members and residents.
