We are a high-performance real estate team on the lookout for a full-time real estate acquisitions specialist. You’ll hunt, prepare, and close deals, and ensure each transaction is smooth and successful. Someone who is “Intelligent”: There’s a lot to learn, and you will be expected to assimilate, absorb, and apply it all quickly! You’ll have to think on your feet, answer seller questions that require industry knowledge, know what files to prioritize, and make wise decisions that will affect our sellers, buyers, and our company. Be available to work weekends. This is when the best leads come in! Weekend shifts are rotated amongst other acquisition managers. All leads must be contacted as soon as they come in, otherwise, the conversion rates drop significantly. You are allowed to work every weekend if you choose, but every other weekend is required. A high percentage of our leads come through on the weekend. This role is built for someone highly motivated to earn an extremely good income. The job offers an open checkbook, so to speak. After-hours and weekend warriors are the type of people who are the most successful in this role. After all, Real Estate is a 24/7 Business. If weekends are not for you. We understand. This just may not be the role for you! Someone who is Organized: You have to manage several properties for sale at once, market our properties through multiple channels, coordinate inspections, showings, photography, and videography, respond to inquiries from buyers reaching out, be on top of critical dates such as inspection contingency dates, closing dates, loan contingency dates, etc. Missing an important step in the process and overlooking a critical date can be deadly and extremely costly. Someone Personable, Likeable, & Has Great Communication Skills: Like any sales position, you have to be personable & likable, and great at communicating. The last thing we would want is for one of our Sellers to not enjoy communicating with and or dealing with you because they don’t like you, enjoy interacting with you, or can't communicate effectively with you. Someone who can be Cool & Poised Under Pressure: As mentioned above we have multiple properties for sale at any given time with CRITICAL dates that can make or break a deal. So there WILL be pressure from leadership, our sellers, and our internal team to make sure we get to the finish line successfully. You need to be able to think clearly, stay calm & poised, and ultimately get the job done in spite of pressure. Someone who is Assertive, A Strong Negotiator, and Can Persuade Others To Take Action! Sellers are always going to want to tell you why the property needs less work than it does, why the value isn’t what we say it is, and give you every reason in the book to not agree to our target sales price. It’s just the nature of the game! This is where your assertiveness & negotiation skills come into play. Other times we may have a house that matches our exact needs and for some reason, they just don’t see it! They may not be motivated at that point in time to pull the trigger. This is where the persuasion skills come into play! Someone who has the Energy, Drive, Resourcefulness, & Tenacity to Succeed! Literally, everyone in our company depends on your success. If we don’t sell our properties we leave our sellers hanging which is bad for our reputation, and we leave our team hanging which their livelihoods depend on. There are times when properties may require more finesse, more energy & focus, more creativity, and more resourcefulness to move! It can mean texting, calling, searching for new clients, putting up signs in the streets, etc. Whatever it takes to succeed! Responsibilities: • Reply quickly to all incoming leads and client requests for information • Facilitate the contract process by building rapport and overcoming objections with clients • Research investment and partnership models, real estate market and geographical trends, and prepare letters of intent, contracts, and other business administration paperwork as needed for the sale • Use market trends, comps, data research, site walks, and outreach to assess property value and condition • Ensure a smooth transaction between buyers and sellers • Manage leads and follow up through daily CRM use to update and stay on task until deals are closed • Must be Tech Savvy and properly utilize the follow-up tools provided Qualifications: • Over 1 year of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales experience is preferred • 4-year college degree in Sales, Business, Real Estate or related experience highly desired • Top-notch written and verbal communication skills and superior phone etiquette required • Must be driven and passionate about real estate asset selling and goal-oriented Experience with the following: • Salesforce CRM • Gmail • Google Sheets and Microsoft Excel. You will use spreadsheets to figure out property Values • Running Property Comparable Market Analysis • Math Skills • Tech Skills. Talking on the phone is great, but some people accomplish a lot talking through Text • E-signature software • Contract population and management Compensation: $60,000 - $100,000 Including base plus commission
