The job will focus on the retail leasing and sales, investment properties, and development opportunities side of our business. This position is commission only but you will get a steady flow of leads from our top residential agents. Responsibilities: • Schedule and be present for all property inspections in order to assist clients with purchase/sale agreements • Act as an intermediary between buyers and sellers and work with loan officers and attorneys so transactions are legal, accurate and completed in a timely manner • Answer all customer inquiries in a timely fashion to help ensure customer satisfaction • Determine current market value of properties to ensure best possible purchase price for customers • Visit sites with clients and explain the features of the buildings along with financial and analytical data • Prospecting Activities utilizing a variety of methods via phone, email, direct mail, and more. • Tour properties and conduct meetings with clients and prospects • Develop and maintain your book of business and client relationships • Interface closely with architects, contractors, lawyers, building owners, leasing agents, appraisers, and other professionals involved in the commercial real estate business. • Financial Analysis and Underwriting • Negotiate Commercial Leases and Sales Contracts • Research and Learn about the Houston Commercial Real Estate Market Qualifications: • Some knowledge of marketing and advertising • Possess ability to connect with a variety of personalities • Self motivated and self sufficient • Skilled in industry practices and lease language • Successful candidates exhibit several key qualities including self-motivated, independence, comfortable with autonomy, strong organizational skills, strong interpersonal skills, ability to self-reflect and adjust/pivot/adapt • Able and Willing to procure new business through Prospecting • Experience in Sales or Real Estate preferred • Four-year college degree required • Texas Real Estate License will ultimately be required • Commitment to a career vs. "a job" Compensation: $100,000 yearly
