WHAT YOU WILL DO
As the Real Estate Director, you will manage the Primrose School Franchising Company’s real estate process from location identification through execution of a purchase and sale agreement or lease within an assigned geographical territory. You will be the primary point of contact for franchise owners during the site selection phase and will be responsible for creating, updating and transitioning all franchise owners and target area maps within your territory. This is a full-time, hybrid role.
Develop and maintain working relationships with assigned franchise owners
Develop and maintain working relationships with real estate brokers in each of the DSA’s assigned markets
Establish a mutually agreeable strategy for site search process
Contact assigned new franchise owners, and commence site acquisition process at the appropriate time
Manage site identification process from franchise agreement execution through purchase or lease agreement execution
Serve as primary contact for franchise owners during site identification process, including the preparation and presentations of sites for possible locations
Serve as primary Primrose contact with broker and seller/landlord and during entitlement process, acting as the secondary contact with broker and seller/landlord
Coordinate preparation of concept site and floor plans
Review opportunities with Development Project Manager before preparing approval package to gain consensus on project viability
Prepare and negotiate letters of intent, internal site approval packages, and purchase agreements with outside legal counsel
Identify and prepare maps for new target areas
Recommend boundaries for newly created Designated Areas and manage communication process with Franchise Owners for approval of final maps
Ensure all necessary information/documents are provided to and received from Franchise Owners
Consult with Independent Development franchise owners to review proposed sites and helps prepare and present site approval packages
Review all sites submitted by brokers for potential Primrose sites in assigned areas
WHO WE ARE LOOKING FOR
Bachelor’s degree preferred
7+ years of commercial real estate experience on the tenant/user side
Experience in locating real estate development and lease opportunities and purchase and lease agreement negotiation
Experience in growing retail/service retail brands in the designated region
Understanding of the entitlement process
Experience and knowledge in working with small pad and raw development sites
Proficiency in market analysis software
Experience with multi-unit management, franchising and/or early childcare
Goal and detail oriented, self-directed, and collaborative
Ability to build trusted relationships with internal and external partners
Credible, honest, high integrity
Ability to travel 50%
