Our goal is to streamline the property acquisition process by delivering high-quality leads and exceptional service. We’re seeking a Full-Time Lead Manager who can handle both warm and cold leads, driving initial contact, gathering relevant information, and setting appointments for our Acquisitions Managers. Responsibilities: Key Responsibilities Cold Calling & Outreach • Conduct outbound cold calls to potential property sellers who may not have previously expressed interest. • Generate new leads through targeted cold-calling efforts, skip-tracing, and other prospecting strategies. • Confidently handle objections and build rapport to uncover seller motivation. Warm Lead Qualification & Management • Handle inbound inquiries from marketing channels, evaluate the seller’s motivation and timeline. • Maintain consistent follow-up with warm leads to nurture and move them through the pipeline. Appointment Scheduling • Convert qualified prospects (from both cold and warm sources) into scheduled appointments for the Acquisitions Team. • Coordinate calendars and keep all stakeholders informed of appointment details or changes. Database Organization & Reporting • Maintain and update leads in the company’s CRM system with accurate notes on each contact. • Regularly track lead status, call outcomes, and follow-up activities, providing insights on conversion rates. Pipeline Development & Follow-Through • Proactively manage a growing pipeline of potential sellers, ensuring no viable leads slip through the cracks. • Execute proven follow-up strategies, adapting approaches as needed to convert both cold and warm leads into appointments. Collaboration & Communication • Work closely with Acquisitions Managers to facilitate a smooth handoff of qualified leads. • Provide feedback on lead quality and the effectiveness of different outreach methods to refine strategies. Qualifications: • Experience: 2+ years in phone-based sales, cold calling, or lead management (real estate experience is a plus). • Cold Calling Expertise: Demonstrated success in making a high volume of outbound calls, overcoming objections, and building quick rapport. • Communication Skills: Excellent verbal and written communication, with a warm, confident phone presence. • Organization & Multitasking: Ability to juggle multiple leads, calendars, and admin tasks with minimal oversight. • Tech Proficiency: Familiarity with CRM systems (e.g., RESIMPLI) and standard office tools (Word, Excel). • Goal-Oriented: Track record of meeting or exceeding lead conversion or appointment-setting targets. • Team Player: Collaborative approach, offering and receiving feedback to optimize results. Compensation: $8 - $12 hourly
