Our portfolio spans several hundred homes, and we're committed to delivering outstanding service to both property owners and tenants. Position Summary We are seeking an experienced Property Manager to oversee a growing portfolio of residential properties. The ideal candidate will have hands-on experience managing both short-term vacation rentals and long-term lease properties, along with strong organizational and customer service skills. You will be responsible for day-to-day property operations, maintaining positive owner and tenant relationships, coordinating maintenance, and ensuring compliance with local and state regulations. You must be comfortable using property management software and CRM systems to streamline communication and track key data. Responsibilities: Key Responsibilities • Manage a portfolio of residential rental properties (both short- and long-term) • Serves as the main point of contact for property owners, tenants, vendors, and service providers • Coordinate move-ins, move-outs, property inspections, and lease renewals • Handle maintenance requests and oversee timely resolution • Ensure compliance with all Florida real estate laws and landlord/tenant regulations • Prepare and manage property listings across appropriate platforms • Maintain accurate records in property management and CRM systems • Monitor rental market trends and assist with pricing and marketing strategies • Deliver high-quality customer service to owners and tenants alike • Coordinates and manages all facets of resident move-in and move-outs, including processing applications to ensure smooth processes • Establishes rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing • Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction Qualifications: • Active Florida Real Estate License (required) • 2+ years of experience in property management, with direct experience in both short-term and long-term rentals • Proficiency in property management software (e.g., AppFolio, Buildium, Propertyware, or similar) • Experience using CRM software for communication and lead tracking • Strong communication, conflict resolution, and organizational skills • Ability to handle multiple priorities and work independently • Knowledge of Florida landlord/tenant laws and fair housing regulations Compensation: $60,000
