The Property Manager is responsible for overseeing the maintenance and upkeep of residential properties and tenant satisfaction. Duties include scheduling routine maintenance like landscaping, mowing lawns, scheduling make-readies, overseeing a team of residents and maintenance staff, and enforcing rental terms. Responsibilities: • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process • Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property • Help create and organize marketing initiatives that generate excitement and new qualified leads/leases • Prepares annual budget to help make sure financial objectives are met • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction • Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly • Advertise vacancies, obtain referrals from current tenants, show units, and showcase advantages of locations and services to help obtain new tenants • Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction • Create budgets, collect rent, pay bills, and perform other duties to make certain financial objectives are being met • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing Qualifications: • Enjoys meeting people and takes pride in providing excellent customer service • Basic understanding of MS Office • Able and willing to work both evenings and weekends • Customer service or real estate sales background preferred • Possess ability to connect with a variety of personalities on the phone and in person • B.A. preferred, High School Diploma required • Enjoys negotiating and cultivating a rapport with clients and team members Compensation: $55,000 yearly
