    Title: Regional Supervisor

    Salary Range: $85,000 - $100,000

    We manage a diverse portfolio of residential, office, self- storage and commercial properties, and we are looking for a highly motivated and team-focused Regional Property Supervisor to work closely with our VP of Property Management.

    Summary:

    The Regional Supervisor will report directly to the company's VP of Property Management. This position requires strong leadership skills and a proven track record of driving results in a fast-paced, dynamic environment. This position will take a proactive approach towards recognizing and providing solutions to each challenge always with a positive attitude and outlook.

    Responsibilities include but are not limited to:

    Hire, train, develop, coach, and supervise, a portfolio of Community Managers to ensure we have the right person in the right seat.

    Assure timely completion reports pertaining to rental activity including traffic, move-ins, move-outs, rentals, notices and close ratios.

    Evaluate market conditions with each Community Manager to determine unit prices in accordance with the market and budgeted goals. Shop competitors in person every quarter with Community Manager

    Execute marketing and management plans for each property within parameters consistent with the VP of Property Management’s direction.

    Comply with all federal, state, and local laws and regulations in the operation of properties in the management’s portfolio.

    Apply your knowledge of lease-up processes to effectively manage and oversee new construction properties, ensuring successful lease-up and occupancy rates.

    Meet daily, weekly, and monthly team deadlines.

    Supervise a portfolio of multi-family properties.

    Manage budgets for properties, analyze financial reports, and implement strategies to achieve financial objectives and enhance profitability.

    Maintain a consistent schedule with walking the properties, building friendly and professional relationships with residents.

    Maintain a strong field presence by regularly visiting properties, addressing issues on-site, and building relationships with tenants and staff.

    Directly supervise employees to ensure timely completion of projects, rent collections, timesheets, etc.

    Assess property needs by evaluating staff performance.

    Accountable for maintaining the physical asset and performance of assigned properties.

    Maintain property appearance and curb appeal (including signage) meeting company standards.

    Assist with laundry money collection.

    Work with VP of Property Management to develop and implement operational policies and procedures to ensure efficient and effective property management practices.

    Ensure compliance with all applicable laws, regulations, and company policies.

    · Responsible for invoices, security deposit disposition reports (SODA), and other administrative tasks.

    Assist with other duties as assigned.

    Requirements include but are not limited to:

    Bachelor's degree in business administration, real estate, or related field.

    Minimum of 5 years of experience in property management or related field.

    Strong understanding of financial statements, budgeting, and forecasting.

    Experience with capital improvement projects and vendor management.

    Strong leadership, communication, and team-building skills.

    Must have experience managing staff.

    Ability to travel within the perspective region for property visits, some overnight stay required.

    Proficient knowledge of California Property Management Policies and Procedures

    Ability to multitask and manage multiple projects simultaneously.

    Proven ability to drive results and achieve goals.

    Yardi Voyager experience Required.
