The Rehab Maintenance Technician’s primary responsibility is to perform maintenance tasks for a rehab project, to include but not limited to: repairing/replacing flooring, drywall, cabinetry, countertops, safety and security systems (window coverings, lighting, locks, CO2/smoke alarms, etc.), appliances, plumbing, electrical, and HVAC systems; painting (interior and exterior); grounds/landscaping maintenance; and cleaning (sweeping, mopping, etc.). The Rehab Maintenance Technician is responsible for conducting all job duties in accordance with company policy and all safety protocols, and supports the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.
Pay: $24 - $28 / Hour
DUTIES AND RESPONSIBLITITES
- Client Relations
1. Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objective and expectations.
- General Maintenance Overview (when not engaged in rehab project duties)
1. Adhere to the assigned maintenance program to ensure the most economical, proper and safe condition of the property.
2. Follow the preventative maintenance program as outlined in the Maintenance Manual.
3. Ensure grounds, curbs, and property aesthetics are in compliance with the FPI Curb Appeal Policies.
4. Assist with required periodic inspections as outlined in the Safety and Maintenance Manuals or as specified by Client or Lender.
- On-call/After Hours Response
1. Serve as on-call maintenance providing evening, weekends and holiday emergency services, as outlined in the Employee Handbook and Maintenance Manual.
- Rehab Unit Turnover
1. Follow the approved rehab spec and punch list. This may include scheduling, demolition, repair, and replacement of multiple components contained within the apartment home.
2. Ensure timely completion of all unit turnovers according to FPI guidelines or based on the established scope of work for the property location.
- Standard Unit Turnover (when not engaged in rehab project duties)
1. Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
2. Coordinate and/or assist in painting vacant apartments.
3. Change out appliances- install and remove as necessary.
4. Ensure timely completion of all unit turnovers according to FPI guidelines or based on the established scope of work for the property location.
- General Maintenance Equipment and Systems
1. Repair and maintain any equipment owned by the apartment community including proper storage in a secure location.
2. Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
3. Properly secure all parts, supplies, and property equipment.
4. Maintain, within the budgetary limits, an inventory of parts to make necessary repairs.

1. Wear provided uniform and name badge during work hours. Promote a professional image by adhering to FPI Management's Dress Code Policy.
2. Provide all small hand tools necessary to perform routine maintenance (when applicable).
3. Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.
4. Comply with all Fair Housing Laws and FPI policies and procedures.
5. Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
6. Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).
Perform any and all functions as directed by the supervisor, including special project assistance.
